This is an ideal property for a family that want to move from the suburbs to the country. It is 9km from Kyabram and 30 km from Shepparton and set in a quiet rural flat grazing region of Victoria.

The property comprises of a 3 acre rural block. One large front paddock is about one and a half acres and the house block is about half an acre, with a rear block being about one acre. Water syphons automatically from a nearby channel straight into our dam, and the dam supplies all garden and toilet water as needed via an automated pumping system.
Drinking water is available from 2 large 32,000 litre water tanks which harvest rainwater of the roofs. This would last a family for 2-3 years without any rain.
The house is a renovated 3 bedroom and one and a half bathroom weatherboard home in good condition, with timber floors in the lounge, dining and kitchen areas, and carpeted in the bedrooms.
All services are available including water, both stock, domestic and drinking, as mentioned, electricity which includes a two and a half KW solar harvesting, saving around $1500 per annum off your bills, television from all local stations, Internet via wireless or telephone. Telephone is available via standard cable or wireless, or both if required.
There is a double garage plus a large carport plus a huge 11m x 13 m shed plus another 3 smaller sheds and another 6 x 3m carport.
There is a large circular driveway behind the house with a160m long tree-lined driveway approach from the front road.
All fences are excellent.
The house has a front and rear verandah, the rear one being ideally situated for entertaining as it overlooks beautifull lawns and gardens and adjoining rural farmland.
