"Alton Park" is situated 25 kms North of Dubbo with access via Mogriguy Road and Godwin's Road. This productive agri-business has been held by the Godwin family since 1904 and is being offered for the first time in 117 years. This alone bears testament to the ability of the country to provide many agricultural options as an enterprise mix. "Alton Park"is one of the larger holdings in the Dubbo area with soil quality above that of the immediate district. The country is cleared for farming and grazing except for 300* acres of green timber and 150* to 200* acres of shelter timber on the ridge country. Soils range from heavy basalt derivative, self-mulching country to red and grey basalt along with red loam to sandy loam types. Across the property each soil type is approximately one third of the property area. 3,800* acres (1,538ha) are arable with 800* acres (323ha) currently fallowed plus 300* acres (121ha) will be autumn sown to dual purpose cereals, which may be lightly grazed by the vendor. Improvements include a four bedroom brick veneer home with tile roof; kitchen; lounge and dining area with wood heater and ceiling fan; sunroom/ enclosed verandah; three bathrooms; evaporative air conditioning and all bedrooms have ceiling fans; wide verandahs on two sides; two garages & a car port; set in an established garden of lawns, shrubs and trees. Water to the home is supplied by three 13,500L rainwater tanks pressure pump equipped and one 25,000L rainwater tank (gravity fed) off the hay shed. The home is centrally located and adjacent to the main working improvements.

An opportunity lamb feedlot is established. Steel cattle yards with crush and loading ramp - 80 head working capacity.
