Kalima' tree farm is located 40kms to the east of the port and regional centre of Esperance. The property consists of two freehold titles and lies amongst the highest rainfall region of the Esperance agricultural zone, receiving on average around 650 mm pa and the rainfall is considered reliable for West Australian standards. Lot 46 (17 hectares) encompasses an elevated section of the property offering views of the parkland and overlooking the plantation on Lot 47 (800 hectares). Lot 46 also boasts a substantial 3 x 1 double brick homestead, a large machinery shed including lockable workshop plus shearing shed. Good quality water is supplied from an equipped bore and water storage includes two concrete tanks. Rainwater is stored in a concrete tank plus one fibre tank and supplies the house. Boundary fencing around both properties is new, except for the southern boundary of Lot 47, and is constructed from pine posts, plastic droppers with plain wire equipped for electric fencing. Of the 800 hectares on Lot 47, 520 hectares occupy a mature blue gum plantation while the remainder is made up of natural drainage lines and lakes. Soil types consist of sandy loam over clay and heavier clay / loam flats with some deeper sands to the south. This country is well suited to sub clovers, serradellas, grasses and kikuyu. Before blue gums were introduced to the region the area supported both cattle and sheep and is known to be some of the most productive country along the south coast. Both properties can be purchased as one or separately but in either case Lot 47 must be sold with or before Lot 46. Kalima' is being sold by Offers to Purchase' closing on the 15th September 2016.
