Originally built by the State Government as the Department of Agriculture District Office, this 9 office, brick & compressed sheet building with iron roof was constructed in two parts in 1967/1969.The original building (offices/hallway) were constructed to have a second level added if required.In 1995 the western extension which is constructed of brick and iron with the gabled roof, (locally known as the "pizza hut"), was added and connected to the original building by a passageway.The "pizza hut" is a 95m2 reception area with twin air conditioners and a large reception desk(currently dismantled). This room is light filled from 7 large floor to ceiling windows/doors which give it a bright feel. This area could have many uses including a training floor space, health and fitness area, and display/retail space etc. The space has two glass entry doors, one double door at the front, and one single door at the rear. The "pizza hut" could operate semi autonomously to the rest of the building, but would require access to the bathrooms and possibly the staff/kitchen. Alternatively, the new owner could apply to construct a separate bathroom and staffroom to the south of the existing building.The main building today has nine air-conditioned offices with carpeted floors which are in good/fair condition. A third storage room is located under the main roof on the rear verandah and is a cleaners store with mop sink.The rear "shed" began its life as a two bay workshop, a laboratory, armory and mezzanine storage area, all from where the trial plot program was conducted. Today the shed is now a fully enclosed, air conditioned workspace and functions as a fitness studio and physiotherapy area, with kitchen and general storage. The studio operator would like the opportunity to lease the rear building if this suits the new owner.The property is located on the corner of a town centre block, with main street frontage. Colour bond fencing is on the eastern side with the western side being unfenced and has the driveway to access the 17 space asphalt rear carpark.
