THE LIVING AND THE EATING
The lounge room has plenty of natural light streaming through the large window and is a great design that can be closed off from the rest of the house if you need some quiet space.
The kitchen is in good condition and has a near new, stainless steel oven and stove. It is positioned within the meals and family area. As it stands, it's very practical and workable, but with a little creativity and taking advantage of all the amazing new kitchen building options on the market, you can make this whole area incredible.
THE SLEEPING AND THE GROOMING
The bedrooms are bigger than you'd expect from a home of this vintage. The original master bedroom, positioned at the front of the home is of a very good size, the second room is pretty normal, and then the big master bedroom, that was an extension done years ago, and included extending what was the third bedroom and adding an ensuite bathroom. The ensuite has a storage closet, a shower, vanity and toilet.
The main bathroom is quite original a lavender bath, mosaic tiles, purple taps. A marble-but-not-really look vanity. One thing is sure, it's very neat, clean and tidy and will likely be just as good for years to come.
THE FLOORS
The home was built back in the day where old Jarrah trees were there to be cut down and turned into houses and putting in Jarrah floorboards wasn't simply part of the construction process. These days, we get the 'green-guilts' acknowledging that trees are our friends and have feelings too, so the cost (financially and consciously) of doing something like this now would be huge! In this case, someone else did it, so you're free and clear. There are timber floorboards throughout the home, with only the wet areas and part of the master bedroom being concrete, due to the extension. They are carpeted over in some areas but polished and lovely in the lounge, family/meals area, entrance and hallway.
THE YARD AND THE POOL
The back yard is very neat and tidy, there is a lovely patio area, overlooking the lawn and garden. Upstairs is another lawn area and the pool. This big concrete pool is empty these days, but can be brought back to life. If you were to try an install a pool like this these days you'd be crazy to spend the money, almost certainly looking at something to the tune of $50,000 to do it right. I've got a quote for a refurbishment that will set you back just $16,000 if you get someone else to come in and do all the hard work, prepare the surface, reseal and paint it, install new pumps, filters, chlorinators and the works. If you're skilled, you could likely do it yourself for a whole lot less.
WHERE IT IS
In Clifton Hills, one of Kelmscott's most sought after locations, and why wouldn't it be? One of the best schools in the district in nearby, 13 acres of beautiful parklands are waiting to be enjoyed, the beautiful Banyowla Regional Park is the backdrop to the area and the very well serviced Kelmscott town centre is minutes away. The bus stops right across the street, taking people to the train station, letting folks who live here work in the city but come home to this great hills location with all the conveniences desired for the busy modern life.
