12796 Bussell Highway, Karridale is situated approx. 5km south of Karridale and 10 km north of Augusta with good exposure to the highway. There is a mix of lighter sand soils, gravel and loam soils with water from a large winter creek that crosses the property from east to west. This property is an excellent location for a range of rural uses.
The property 60.52ha (149ac) in area with some areas of natural vegetation, 13.9 ha of blue gum plantation and the balance being pasture currently running cattle. The zoning of the property, obtained from the Shire of Augusta Margaret River website, indicates the property to be Priority Agriculture.
There is an appealing 3 bedroom 2 bathroom home situated in a clearing amid natural vegetation and well shielded from the highway. The home is constructed using brick veneer downstairs and hardiplank upstairs with a zincalume roof. The home is approx. 20 years old and is in good condition. There are wide verandas on two sides, a large 8m x 10m lock up shed with concrete floor and mains electricity, a 30,000 gal steel rainwater tank and ancillary buildings. The home is fitted with a two panel solar hot water system with an electric booster on a timer. Chattels staying in the home are a pigeon pair fridge and freezer in the kitchen and the satellite TV connections.

A second residence, older with charm and character, is situated close to the highway but is in need of quite a bit of renovation work. On first inspection, it appears to be worth the effort of renovation if a buyer had a use for the building.
In the centre of the property, and away from the houses, is a large set of sheds. These sheds are in two parts each 8m wide x 18m long. This property is well located with good infrastructure and a good mix of farming land. There are extensive sheds and ample water for a range of rural pursuits.
