The subject property comprises a 431.6301 hectares or 1,066.55 acre parcel of rural land with various building improvements. Albany is only 25 kms to the west of the property. Close to the Great Southern Grammar School, pristine beaches, National Parks, Kalgan and King rivers and many other services that one would require in a medium City.
Soils across the property are generally of a mixed loam nature, sand over ironstone over clays, sandy gravels plus peat flats. Original vegetation consisting of Black Boy, Jarrah, Sheoak, Red Gum, Black Butt over the property with small areas now of shade and shelter. There are two large fresh water lakes on locations 3584 and 3583. The country is of excellent quality and topography is gentle high rolling down to a number of summer flats. The property currently has 15 bulls, 280 breeders due to calf in July plus 90 weaners with an estimated DSE of 400 breeders.
Pastures comprise of mixed ryes and clovers plus kikuyu over all paddocks. An estimated grazing area of around 380 to 400 hectares. The current owners cut about 80 to 100 plus hectares of hay each year with these paddocks sown with clovers and ryes plus double fertiliser applications on these paddocks each year.
The property has outstanding and abundance fertiliser applications over 50 years by the current owners. Applications of over 150 kgph plus extra on hay paddocks, fertiliser type is mixed with current years 3:1 super and potash with recent 3:1 extra SCMZ plus numerous applications of lime and 400 tonnes applied in 2018. An estimated application of lime over the property of 6 tonnes per hectare.
A good machinery shed (80 ft x 50 ft approx.) at the main yards on Lot 5185 with three sides and facing north, corrugated iron roof and side with steel and wood plus gravel floor. Well located on the property with good road access from all areas. The shed is in good condition and well maintained.
Cattle yards on the property are located in a good serviceable area on the property, constructed from wood, steel with under cover race - crush area, walk ways and more, close to the machinery shed and have a trough to water stock if so required. The property is divided into approximately 10 main paddocks with much of the fencing having been well maintained over the years.
