'Black Boy Creek' is in one of the most productive locations, situated on the Merivale road 110 km from Esperance and 40 km from Condingup.
The property has outstanding soil types with a constant vein of heavy to medium profiles throughout. Topped off with excellent hydrology from very undulating topography, although a small area of the farm is little flatter.
Long term rainfall records would show an annual fall of 550 mm with some years reaching over the 600 mm.
