Feel uplifted as you go about your day, by the building / your new home's light, spaces, form. Become a proud custodian of a timeless and iconic piece of this country's built history - a building (and artwork) whose time on this earth will surely outlive many human life spans. Discover the way in which becoming a custodian of such a home, in some way allows it to define and become a part of you. Of who you are, your life's story...

IWAN IWANOFF
Iwanoff is one of the most recognised architects from WA throughout the mid-century period, with his later works at the tail end of the period evolving to a brutalist style for which he became most renowned. This home, "Tomich House" is a bold and enduring example of his brutalist era.

His homes have been owned by prominent members of the fashion art and business world, with this particular home having an impressive pedigree - being previously owned by both 1980's entrepreneur Alister Norwood and fashion designer Liz Davenport at different periods in its history. Artist Stormie Mills was another well known custodian of an Iwanoff home.

Designed from his home and studio in Lifford Rd Floreat, the Iwanoffs tended to concentrate around the garden suburbs of City Beach and Floreat but also remain in suburbs such as Cottesloe, Claremont, North Fremantle, Dianella, Karrinyup to name a few.

TOMICH HOUSE
Perhaps the largest Iwan Iwanoff home in existence, Tomich House proudly exudes 1970's Iwanoff brutalist style, and is perched on a hilltop by the sea's edge. With 4 stories, plus a 5th floor turret which provides access to the rooftop entertaining deck via its ribonucleic inspired stairwell, the home appears to reference a medieval castle in its dominance of the landscape.

The very recent restoration's crisp, fresh contemporary flair pays homage to the home's pedigree, whilst functionally and stylishly reinventing it for the modern world - and the exciting second half of its first century! The dwelling is constructed approximately 2-3 levels above current allowable building guidelines, opening up a calibre of ocean view unavailable to other premises in the area, and indeed other coastal homes in Perth.

FEATURES
- Extraordinary, timeless, one of a kind architecture
- Exquisitely high-end restoration
- Perhaps the biggest Iwanoff residential home in existence
- One of City Beach's largest land holdings allowing a complete coastal estate with pool and tennis court
- On a landholding with one of the highest elevations in the suburb.
- 4 stories plus a fifth rooftop entertaining deck. A non-conforming, irreplaceable height allowance in a current environment which only allows around two stories.

LOCATION
City Beach is the most central beachside suburb to the heart of Perth City. It is also Perth's most elevated coastal suburb. Only two streets back from the waterfront, the home offers a wonderfully walkable beach lifestyle. It is also only footsteps to the highly sought after Kapinara Primary School, and a short stroll to The Empire Village - a thriving community hub with cafes, restaurants and 24 hour gourmet grocer.

THE VIEWS
This property sits atop one of the suburb's high points. Its views are truly extraordinary sweeping up and down along the coast from Fremantle to Hillarys. There are certain highpoints within the suburb which are so elevated that when you look down from them towards the sea, Perth's long straight expanse of coastline develops "The Bay Effect" where Fremantle Port and Sorrento Quays appear as headlands at either end of a large bay. This is one of those locations. These are special views.

THE RESTORATION

Amongst other projects the current owner oversaw the restoration and re-purposing of the WA State Buildings (currently Como The Treasury et al.) He applied this wealth of experience in authentic restoration of significant buildings to the project management of Tomich House.

Thorough research and referencing of historical source materials in order to work as truly to Iwanoff methods, principals, and specification as possible enabled the most exacting of restoration projects. This is a thorough commercial grade restoration to the highest of professional standards.

Your chance to secure a truly unique lifestyle, home, and investment - a property of increasing rarity and enduring value.
