GOLDEN OPPORTUNITY IN GOLDFIELDS
Located in what is considered to be the most popular industrial location in the Goldfields, this prime site is just 7kms West of Kalgoorlie Town Centre and lies on the Western side of Yindi Way. With an area of 11,084sqm, there is a road frontage to both Percy Road and Yindi Way, General Industry Zoning provides a multitude of uses and presents one of the higher standards of Industrial accommodation in the area.
This is a substantial industrial property with an impressive office block and a large shed. Both constructed in the early 2000's, the office block is steel framed with fibro cement and colourbond cladding and accommodates a reception area, administration room, ten offices, an impressive conference room, lunch room and both male and female amenities. Extra storage for archiving files is available in a larger fully lined area in the loft. An undercover amenities area for staff is located at the rear of the building which has verandahs on two sides and attractive landscaping.

The main workshop is located closer to Percy Road. This is a large building with a 3m high tilt concrete panel wall on the Northern side with the remainder of the wall and balance of the building clad with colourbond metal sheeting and a zincalume metal deck roof. The floors throughout this area are made from heavy duty reinforced concrete. The structure is of steel truss construction with a floor span for the entire width of the building (approx 35m) with the exception of the rear portion which has additional support for a gantry crane. With an 8m eave height, lighting is provided by overhead high bay light plus a number of translucent roof sheets. Five roller doors on both Yindi Way and Percy Road sides give easy access allowing road trains to traverse the entire length of the workshop from either street. Inside the workshop is a centrally located fibro manager's office with parts store, store room, and male and female amenities plus a mezzanine floor above.
In addition the property has a covered wash down bay on the Northern side with interceptor tanks and several concrete bin storage areas with a tilt concrete workshop with rollers door access on the Northwest corner.
The entire property has been paved with hot bitumen and a concrete apron has been laid to the front and rear of the workshop. The site is secure with excellent flood lights across the yard and substantial fencing to the front and rear, wire mesh with barbed wire on the top and on either side.
Demand for industrial properties in this area has remained consistent over the past 12 months and the expansion of mining for gold, nickel and cobalt in the surrounding continues unabated.
This is one of the largest fully developed industrial properties in the West Kalgoorlie industrial precinct and will be in demand. The dual access and the high quality of the buildings and development offer many advantages over other properties on the market today.
