MUCH ADMIRED HISTORIC NORTH EAST FARM PROPERTY "ROSE PARK" ON THE GREAT ALPINE ROAD AT EVERTON HELD BY DIFFEY FAMILY SINCE SETTLEMENT.

One of the most admired historic farm and home properties on the Great Alpine Road at Everton, only sixteen kilometres east of Wangaratta is now on the market for private sale.
Rose Park at 1613 Great Alpine Road on the corner with Diffey Lane has a land area of 172 hectares or 427 acres.
Moreover on the property which has been held for six generations of the Diffey family since settlement is the substantial red brick home with bullnosed verandas Rose Park homestead plus a large collection of farm support buildings.

The property is listed for private sale by Elders Real Estate in Wangaratta at $5.95 million and is expected to be keenly sought by farming interests and residential lifestyle purchasers.

The farm is divided seven paddocks and the land is held in six separate titles.
Family lore has it that Ned Kelly was a visitor when the original property at selection totalled over two thousand acres, and was an important coaching stop on the way to the golden villages of Myrtleford, Beechworth and Bright to the east.
The farm has in recent years been substantially leased out to a local Angus cattle grazier and this agreement expires on June 30th next.
The famer is interested in continuing the grazing lease with the purchaser if the new owner is interested.

There are significant on the property stock and domestic water resources including two large reliable dams.
The largest dam which has never run dry has a significant depth and a surface area of eleven acres.

In the homestead and garden area are a historic well and a reliable pump equipped bore to 38 metres that supply the household, garden and stock water to the immediate surrounds.

It is the original historic Rose Park homestead of approximately 45 sqm that will attract buyers for its renovation and refurbishment potential, although it is in sound structural condition and currently lived in as a comfortable family home.
It is built in tuck pointed fired red bricks understood to have been originally made on the property.
it is double brick throughout with six bedrooms, large living spaces, all services, and internal ceiling heights up to four metres with a lot of historic detailing in place.
There are four brick chimneys capable of restoration.
There are two original guest bedrooms, originally thought to have been the baby nursery and accommodation for the nurse as rooms which open out to the veranda on the eastern side.

A cool room from the days before refrigeration remains, even a secure gun or storage room, an office, with an underground cellar with stair access that measures 2.8 by 3.-2 metres.
What once were striking historic rose gardens in the foreground are where several large original specimen elm and a norfolk pine tree stand.
The corner paddock of approximately 40 hectares on the Diffey Lane corner is the site of the officially listed 850 metre long grass Tarrrawingee emergency airport.

There is also a vacant steel framed and clad aircraft hangar building measuring 20 metres by 15 metres that originally hosted a local group of aviation enthusiasts.
It has a concrete floor and large entry and exit doors at either end and is used as a machinery store.

There are three more substantial farm service buildings including a large open fronted multi bay garage or hay storage, a major engineering workshop and the original shearing shed.
All the farm fencing is in good condition with a lot replaced in recent years, together with a working set of stock yards.
On a rear block of the farm is a blue metal rock quarry site that has been operated by a local contractor in years previously.
There is believed to be a current work authority held over the quarry.
Elders Real Estate Wangaratta's selling agent Dave Colvin says "many district farmers and local community members say that Rose Park is the most admired historic farm property in the district.

"They say this because it presents level, attractive and highly productive grazing or cropping farm land with a main road frontage.
"Many people also admire the Rose Park homestead because of its historic, striking style and apparent scope for restoration as a notable property of the north east.
"Now the opportunity is presented to buy this holding after six generations of Diffey family ownership at $5.95 million, a price very much in accord with local farm land values.
"I expect there will be strong buyer interest from local north east or further afield farming interests and many professional couples will relish the opportunity to refresh the homestead to an exceptional lifestyle and presentation."
Inspections of Rose Park homestead and farm at 1613 Great Alpine Road at Everton will be by appointment only.

They can be booked or further property information sought from Elders Real Estate in Wangaratta and selling agent Dave Colvin on 0407 500 239.
