33 Lady Nelson Drive is a stunningly stylish modern home, designed to be enjoyed with family and friends. It's also very private - an increasingly rare commodity in Sorrento. Comprising 54 squares of north-facing luxury, on a 794 sq m block, it has large airy rooms, high ceilings, flowing spaces and loads of storage.

The north facing front garden offers a warm welcome. The triple garage houses 3 cars, or 2 plus a good-sized boat, along with a workshop area, and floor to ceiling industrial style racking for "gear and toys".

The driveway provides additional off road parking for at least 4 more vehicles.

Located in Settlers Cove (site of the old Sorrento golf course) at one of the narrowest points on the Mornington Peninsula, places us within 700m of Diamond Bay on the ocean side, a couple of hundred meters more from bayside beaches near the Sorrento Sailing Couta Boat Club, and an easy 25 minute walk to the centre of Sorrento. And the best thing is, this is a quiet neighbourhood, even when the rest of Sorrento becomes "party-central", during the holidays.

Responsible luxury: pleasure without guilt comes from being a net contributor to the national electricity grid - our roof supports 110 full-sized solar panels, rated for 26Kw of power generation, through a 3-phase system. We regularly produce around 4x the power we use. Combined with double glazing, ducted reverse cycle air-conditioning, remote control Heat 'n Glo gas fire in the main living area, and a cosy JetMaster open fire in the lounge, it's almost impossible to get too hot or too cold, at any time of year.

Resort-level outdoor facilities include a large entertaining area that's both safe and secure. The house shields it on 3 sides, and a 3.5m high merbau privacy screen, protects the fourth. Good design ensures the pool, spa and deck get plenty of sunshine, while the extensive covered area, complete with built in Caesarstone outdoor kitchen, Beefeater Signature 5 burner gas BBQ, double outdoor fridges, fully plumbed sink and electric ceiling heating panels, enable outdoor use, all year round.

Automated controls for the pool and spa (heated by gas and heat exchange pump), and an ultra-low maintenance pool area, minimise stress when away from the property.

Mobile phone coverage with Telstra is good, and is generally reliable. Internet (also Telstra) was upgraded to nbn a few years back. It's also reliable, and works well with our commercial grade WiFi system. We had no issues with the many Zoom conferences attended and hosted during lockdown.
