95 acre picturesque property with vineyard, cellar door, function centre and active permit to build at least 6 two-bedroom apartments.

There is an 18 hole golf course in the street, which is considered by many as Central Victoria's best golfing secret.

Established in 1998, Big Hill Vineyard provides its guests with a relaxing setting in which to enjoy the ambience only a vineyard can offer.

There is a cafe, formal function room, large barn, large sheds and a pump station.

Close to Kangaroo Flat shopping centre, Bunnings, Harvey Norman, Lansdell Square Mall and the Gurri Wanyarra Wellbeing Centre.

Kangaroo Flat also has a VLINE train station for Melbourne.

Bendigo is rich with other notable attractions such as the Central Deborah Gold Mine, Bendigo Art Gallery, Sacred Heart Cathedral, Talking Tram, The Great Stupa of Universal Compassion, Chinese Josh House Temple, Golden Dragon Museum, Lake Eppalock, Rosalind Park, Lake Weeroona Park, Bendigo Pottery, Discovery Science Technology Centre, Ulumbarra Theatre and a lot more.

Bendigo has government, private and Catholic primary and secondary schools with La Trobe University offering many courses including arts, IT, engineering, business, commerce, law, criminology, science, education, teaching and health for both local and international students.

Bendigo is the perfect place to raise a family or retire.

The property is undulating with majestic gum trees, a huge 32 megalitre dam and spectacular vineyards surrounded by Big Hill and Mt Alexander.

There is 6 acres of Shiraz, 2.5 acres of Cabernet Sauvignon and 2 acres of Merlot, with an estimated yield of 20 tonnes.

The 35 rows in front of the main building are Shiraz. On the other side of the dam, rows 1 to 13 is Merlot and 14 to 30 is Cabernet Sauvignon.

The vineyard was developed under the guidance of Dr Richard Smart with vines grafted onto rootstock.

Another 60 acres or so of vines could be planted.

Plenty of 500 kg grape bins and picking buckets.

Farming equipment includes tractor with spray cart and slasher, ride-on lawnmower, 4 wheeler (mule), trailer and pallet forklift.

The venue has hosted hundreds of weddings, functions, conferences and concerts (including Day on the Green).

Function areas include the cafe, alfresco lawn area, veranda, large formal dining room and the big shed, catering for small groups and very large events.

The formal function room can accommodate 120 guests seated or 240 guests standing with room for a band and dance floor.

The caf and veranda can accommodate 60 guests seated or 100 guests standing, and the big shed can accommodate 250 guests seated or 500 guests standing.

Al fresco dining with lights is also available on the huge lawn area in front of the main function centre.

There are 2 wedding gazebos and an awesome arch by the huge dam for the wedding ceremony, and plenty of amazing spots for that perfect wedding photo.

There is a huge bar in the main function room and in the big shed as well as a mobile bar on the deck.

The huge 19.8 kw solar system was installed 2020 and will significantly reduce power costs.

Building apartments would provide a significant income stream and attract more weddings, functions and conferences!

A private sealed road from Belvoir Pard Rd to the location of the apartments has already been constructed and meets CFA requirements.

Wedding, function and conference brochures can be found on the Big Hill Vineyard website.

There are many weddings booked that will need to be honoured.

There is also plenty of room to build your dream home STCA and enjoy living on a farm that could provide multiple income streams.
