"Sunnyside" is for sale as the current share farmer who has been in occupation for more than forty years is retiring.

Superbly located within 5km of Portland's CBD and conveniently situated only 15km from Cape Bridgewater beach and village. Portland, Victoria's earliest settlement is the regional hub for the immediate district and is known for its deep sea port, fishing industry (both commercial and recreational), historical charm and eco-tourism attractions. Portland is a town of approximately 10,000 people and provides primary and secondary school services, sporting facilities, a broad range of retail and business services, hospitality and a very strong commercial and industrial sector.

"Sunnyside" is located approximately mid-way between the regional cities of Mount Gambier and Warrnambool (100km), both of which offer livestock marketing facilities, export abattoir at Warrnambool and milk factories.

IMPROVEMENTS:
The basic, but comfortable, home is a 1940's weatherboard and corrugated iron roof (20 years old) dwelling comprising of three bedrooms, family bathroom with shower and toilet, kitchen with WIP and electric stove. WATER:
Water security is a feature of "Sunnyside" with two sources of stock water on the property, notably one on each title. The 200 broad acres (Lot 2) has two permanent self-replenishing spring water dams in an elevated position in the south east corner of the property which gravity feeds for stock water purposes via 2'' poly piping to the vast majority of stock troughs. There is a submersible pump on the bore (268 ft deep) at the dairy on the smaller title (Lot 1) which provides for dairy water, holding paddocks and domestic water at the house (garden and toilet). Notably, both sources of water are interlinked. There is also a permanent dam in the bull paddock near the dairy and two other seasonal dams. PADDOCKS:
"Sunnyside" is well fenced and subdivided into 30 main paddocks with a well formed and maintained all weather limestone central laneway from the dairy to the southern boundary on Malings Road. Access is a feature from both Cape Bridgewater Road and Malings Road for ease of management purposes, while Thorns Road on the eastern boundary also assists for management purposes.
