Last Listing description (July 2023)

Looking for an adventurer's paradise, where you can get away from it all and even live off the land? Breathe deep - this beautiful space could be yours. The stunning vista stretches as far as the eye can see from this acreage in Noorinbee North, just north of Cann River in East Gippsland.

This is a unique chance to purchase this bush property of over 200 acres, that also boasts a small parcel of land with Cann River frontage, plus three phase power and permanent water supply from the river. The four-bedroom home does need some TLC but would be a great project for a tradie or a capable handyman. There is cleared land near the home, extensive shedding and a small pine plantation that will be ready for harvest in the coming years. The rest of the property is predominantly bushland. The property has mains power and benefits from strong reception of Telstra's 4G mobile signal. There is no shortage of firewood for those cool nights.

Sheltered by established native shrubs and trees, this private acreage is a haven for wildlife and an ideal lifestyle property, whatever outdoor pursuits you enjoy. Bring your motorbikes and explore the extensive trails or even make your own. Hunters are well catered for with plenty of deer sign throughout the property. There is also direct access at the rear of the property to over 125,000 acres of State Forest where hunting is permitted. Go for a wander around the property, have a picnic under the trees or simply soak in the scenery of the lush valleys and beyond.

There is some existing internal and external fencing on the lower parts of the property. New, upgraded or additional fencing would enable the new owner to run some cattle, horses or sheep. There may also be other horticultural pursuits that the property may suit.

A short drive down the Monaro Highway will have you in Cann River, where you can top up your fuel and supplies, grab a morning coffee or snack, enjoy a porterhouse or a parma at the Cann River Hotel or charge your electric car at the new Tesla Supercharger points. Cann River is known for its fertile pastures and high rainfall. It is the Victorian gateway to Mallacoota and the NSW Sapphire Coast. The town offers several cafes and eateries as well as a grocery store, P-12 School and a modern service station. Need something else? Orbost is just over an hour away by car where there are two supermarkets and the major rural hub of Bairnsdale is a little over 2 hours away, where all the major supermarkets, Kmart, Bunnings, Dan Murphys, National Retailers and a major regional hospital are located.

Cast a line in the Cann River, the habitat of Australian Bass, Short-finned and Long-finned Eels and the occasional Brown Trout. Other fishing hotspots can be explored at nearby Tamboon Inlet and Bemm River. Two of Australia's best Trout Impoundments, Eucumbene and Jindabyne, are only a little over two hours drive whilst the Thredbo Alpine Village for snow skiing and boarding is around two and a half hours' drive. Test out your tyres and snorkel on the many 4x4 tracks in the area or go for a hike in the ancient rainforests of the Erinunderra, Coopracambra or Alfred National Parks. The closest airport is Canberra, only around a three-hour drive, with Sydney around six hours.

You will find it hard to acquire a lifestyle property of this size at this price. Don't let it get away. Please contact Matt Byrne on 0410 681 323, seven days a week to discuss your interest in this property. Inspections strictly by appointment only.
