Nutrien Harcourts are pleased to be offering for sale "Kingray" a large-scale western Millewa district cropping and grazing aggregation.
Morkalla and the Millewa district has long been renowned and recognised as a prime cereal cropping and mixed farming region of the north-western Mallee region of Victoria.
The original allotments were purchased and cleared by the Gray family in 1927, which has now grown and developed into its present scale and diversity. The enterprise is currently family owned and operated by Geoff and Julie Gray.
This well-improved and maintained aggregation is being offered for sale as a complete property asset, comprising approximately 3,192 hectares (7,887acres) spanning across two freehold crown allotments on one certificate of title.
The aggregation provides all the essential elements of scale, versatility, operational efficiencies, fertile soils and an idyllic climate. Strategically located to the supporting service towns of Renmark (50km), Loxton (78km), Mildura (110km), Adelaide (314km).
Main access and frontage is via Morkalla North road, the homestead being only 9km to the intersection with the Sturt Highway. Both allotments are provided with frontage to a maintained all-weather gravel surfaced public road, allowing for the efficient movement of machinery in a safe manner between the aggregation.
The current owners operate a mixed farming operation, comprising broadacre cereal cropping and sheep breeding for prime lamb and wool production, based around a flock of 1,000 merino ewes.
The red loamy Mallee soil types and topography are well suited to a continuous cropping and hay production program; including wheat, barley, oats, vetch and legume varieties on an arable cropping area of approximately 1,900 hectares (4,695 acres).
Balance of the land comprises approximately 1,292 hectares (3,192 acres), consisting of healthy stands of open native bluebush country which compliments the management of the livestock breeding and grazing enterprise.
Approximately 423 hectares (1,045 acres) has been chemical sprayed for the preparation of the 2021 cropping season.
Operational infrastructure includes a substantial stone homestead complex (circa 1938 - requires maintenance), 2 stand shearing shed and adjoining steel yards, modern machinery/hay sheds, 415t Sherwell sealed grain silos, 120t Nelson sealed grain silos, 168t grain storage silos, 48t seed silos, 60t fertiliser shed, 2 x 400t ground bunkers.
The Bureau of Meteorology rainfall mapping indicates that the property aggregation is located in an area with an annual rainfall range of between 200mm and 300mm
These features combine to round out a quality rural agricultural asset, presenting a unique opportunity for new or existing industry participants to expand or for investors who wish to enter the agriculture sector.
