We are selling our beloved house on the hill!

Set high up on the side of Arthurs Seat, this is really quite unique. What you see is what you get - and there's plenty to see!

The upper floor consists of a bright and spacious open-plan living and dining area with polished hardwood floors (original Tassie Oak!). This opens out to the large deck with it's entertainment and captivating views. There is also a large modern kitchen with new stainless appliances. A hallway leads to 2 carpeted bedrooms with BIRs, and a large bathroom with integrated laundry. There is also split-system air-conditioning and heating.

The deck is very high with glass balustrade and is quite private. The view is really lovely, and the pictures really don't do it justice (all the photos were taken ourselves). It's more than just a glimpse of the water, it's a perfectly framed vista of the bay and southern peninsula, right down to Portsea and the heads. Everyone comments on just how lovely it is.

Downstairs is a completely separate and self-contained studio, complete with bedroom, bathroom, and kitchen. It's quite compact but would suit a teenager or older parent, or even a rental. We've had it rented out several times.

The large block of 835m2 is one of the original 1/4 acre blocks - a very rare find these days. It actually seems much bigger - the backyard is really quite huge and totally open to the imagination. And being a corner block opens up other possibilities too - subdivide?

We usually rent out the upper storey over summer for around $2000/wk, and even $600 for weekends during the year. It would also make the perfect weekender for those spontaneous Peninsula getaways and holiday entertaining.

Anyone who knows the Mornington Peninsula knows what a magic part of the world it really is, and all that it has to offer. McCrae is quite the hidden gem, and this street in particular is really quite special. The serenity is amazing, even in the peak of summer. The neighbouring properties are almost all owner-occupied with only 1 or 2 rentals in the whole street.

We originally intended to build an additional living area and extra bedrooms on the ground floor, which could easily still be done. But life has changed for us now - we are really going to miss this place.

We decided to avoid the hassle of Agents and their ridiculous fees. It also means buyers can avoid all the drama that goes with Estate Agents. All house sales must involve a conveyancer to make sure everything is done right.
