The bedding configuration is 2 Queen beds and 2 Single beds. Please note that linen is not provided for this property and you are required to bring your own. Alternatively, linen is available for hire from our office at an additional $30 per bed.

LOCATION
Its very easy to get around Mallacoota from here as we are an easy 15 minute walk to the town centre, 8 minutes walk to the lake and 5 minutes drive to the ocean boat ramp at Bastion Point.

FEATURES
Our lovely home has panoramic views from the front of the house, including from Dining, Kitchen, Lounge and Master Bedroom.

The house faces almost due East to take full advantage of the views from the Howe
Ranges, the Bottom Lake, Gabo Island, the Bar and the sea beyond, sweeping further
across to the Jettys, the Council Caravan Park and Mallacoota Township.

INDOORS
This newly renovated property has new composite timber floors, blinds and drapes.
All Bedrooms have drapes and lace curtains to ensure your privacy and comfort.
It is fully furnished and decorated throughout.

We provide a TV in the Lounge Room with USB connectivity. The Lounge Room
has 2 leather couches and a fabric recliner, seating a total of 5 people.
There are also 2 bean bag chairs and a large floor cushion.

The reverse-cycle airconditioner/heater is located in the Lounge Room.

In the Kitchen along with the view you will find a 4 burner electric stove, range hood,
griller (great for Merimbula Oysters) and oven. We also have a microwave oven, full size fridge/freezer, Meile dishwasher and electric rice cooker kettle & toaster. We provide pots and pans, serving ware, cooking utensils, cutlery, crockery and glassware for your stay. The pantry allows you lots of space for your food provisions.

The Family/Dining Room has a breakfast bar with stools, a sling back 2 seater leather couch and an extension table (6 or 8 seater) with 8 chairs. It has a sliding door with screen for front yard access.

There are 2 Bedrooms to the rear of the house, one Queen Bedroom and one with 2 single beds. Both Bedrooms have built in wardrobes. The main Bathroom has a shower, vanity with basin and a childs bath. The separate Toilet is accessed through the corridor.

Our Laundry has a new Electrolux front loader washing machine, vacuum cleaner, broom, pan and brush, mop and bucket. We also provide an outdoor broom.

The Childrens Play Room, or Parents Retreat if you prefer, is within view of the Lounge
Room through double doors. It has a fabric 3 seater couch, rug, table and bookshelf with games and books for children to enjoy.

The Master Bedroom has a Queen bed, rug, walk in wardrobe and Ensuite Bathroom with a large shower, toilet, vanity and basin. The bay window and chair in the Bedroom provides a secluded place from which to enjoy the view. Our embroidered block out charcoal drapes and artwork complete the picture.

OUTSIDE
Our spacious back veranda provides covered storage for bicycles, canoes, etc and protects you from rain while using the Barbeque.

You will find comfortable outdoor seating and tables to accommodate you in the back yard and additional benches in both the back and front yards.
