Last Listing description (January 2017)

From the minute you enter the long winding driveway of this lovely park like property, the cares of the world seem to drop away. It's name, Ardellan, means high island and it does feel like an oasis set high in the hills just over 2 hours from Melbourne and close to two major regional towns.
With two large ornamental dams, one stocked with rainbow trout, one with yellow belly, and abundant tank water, it's easy to keep the grass green and garden and veggie patch growing all year round.
The 9+ acre property (not too big, not too small) borders natural bushland and abounds with wildlife making it a bushwalker's paradise. The birds in particular are many and varied and it is not uncommon for a King Parrot to land on your shoulder as you walk along the garden path, and the Kookaburra chorus sees the sun to bed each night. A pair of majestic Wedge Tail Eagles call the ridge overlooking the lake their home.

The property boasts a large shed and workshop with plenty of room to store machinery and toys, as well as a woodshed and garden shed with another garden shed close to the house and vegetable garden. The property is easily maintained with a small tractor and a ride on mower.
The kitchen is the heart of the house and this house has a big heart! This really is an entertainer's kitchen with granite bench tops, extensive preparation and storage space and a large, well fitted walk-in pantry, complete with second fridge. The 90 cm free standing stainless steel oven will cater for the biggest crowd. There is an informal dining room adjacent to the kitchen and a huge formal dining room with seating for 12 that opens onto a courtyard through cedar bi-fold doors.
The living room is extensive with cathedral ceiling and lovely views to the garden and rolling fields beyond with large stands of blue gum, a Koala favourite. There is a large wood heater in the living room and another smaller one in the casual dining room. The house has reverse cycle air conditioning as well and ceiling fans throughout.
With a large pin oak, a sugar maple, Boston ivy covering the west pergola and several liquid ambers, Autumn is a riot of colour. The garden is easy care and watered by the waste treatment plant that handles all the grey water from the house. The garden and house are fenced off from the rest of the property so a pony or a few sheep won't cause any headaches or you can just let the native lawnmowers (roos, wallabies and wombats) keep the grass down.
The property sits at 2000 feet (700 metres) above sea level and the night sky is truly something to behold. Waking to find that there's been a light overnight snowfall is a winter pleasure that the kids, big and small, never tire of.
The house is rendered brick and surrounded by a two metre verandah with a four metre wide deck running the length of the eastern end. There are four double bedrooms, two bathrooms and a powder room. The main bedroom is 5.6 metres x 4.6 metres with a large dressing room and ensuite bathroom and lovely views through French doors to the garden and a massive picture window with views across the huge deck to a reflective dam and the tall timber beyond. There is undercover parking for two cars adjacent to the back verandah, no need to get wet while unloading the shopping. Extra parking is also available under cover.
There are several outdoor entertaining areas and because of the well thought out positioning of the house, you can always find a peaceful spot in the garden. The house is well protected in any weather.
There is also a small self contained cabin which is ideal for overflow guests. The property can sleep twelve people without the need to resort to tents! There is obvious potential for a luxury B and B.
There is a well fitted out office which has reliable WIFI that also extends throughout the house. The current owners work from home. However, there is so much to do in this area that the temptation to shut up shop is hard to resist when the trout are biting or the snow is falling.
It's an easy drive to Mt Buller, which can be seen clearly from the road, for a day's skiing and still be back by the fire with a glass of red by dinner time. Cross country skiing enthusiasts are well catered for as well with Mt Stirling and Lake Mountain a comfortable drive away. Lake Eildon is a short drive away with all it has to offer, water skiing, fishing, boating. The property sits in the middle of a fly-fishing mecca with a number of iconic rivers an easy drive away.
The area is well served by wineries and eateries and the bicycle rail trail winds around the base of the ridge where the property is located. There are a number of horse riding clubs in the area and the property is ideal for keeping a pony or two.
Alexandra is the nearest town and boasts a brand new hospital, ambulance station, a seven day supermarket and large hardware/building supplier and a number of great cafes and eateries as does Mansfield which is also easily accessible. Access to Melbourne is via several routes including a freeway.
This is a very special property, which an inspection will confirm.
