PROPERTY UTILISATION
When Leneva Ridge home and surrounds is assessed for area, there remains some 300 acres (121.5 ha) of hill grazing country that traditionally has been noted for wool and lamb production. Since acquired by the Albury-Wodonga Development Corporation in 1975 this area of land has been very lightly stocked and managed by the Development Corporation and subsequent owners, with strong emphasis placed on conservation of this unique type of country. The productivity of this land has been minimal with the result that native species of both flora and fauna have regenerated to offer a rather special area of genuine early Australian grazing country.
The soil types are well documented in the Land Management Plan (LMP) attached to the contract, but can generally be described as principally decomposed granite soils with attractive areas of very impressive large granite outcrops.
The decision as to how to proceed with management of this large area of close in, well preserved country would be a matter for the incoming ownership but it is suggested that the future of this land will be with some type of recreational pursuit.
The property lends itself to passive activities being walking trails, horse riding, health programs and general study of this reclaimed wilderness. The presence of several species of rare bird life includes the Brown Falcon, Speckled Warbler, several Robin, Thornbill and Honeyeater species plus the rare Flame Robin and groups of the majestic Wedge Tailed Eagles. On another commercial basis it has also been suggested that this land would be ideal for motor sports/competitions or four wheel driving park. The options are many and varied but the obvious would be o continue with a private conversation/recreation park with educational facilities. All the ground work has been done with the home presenting as an ideal base from which to operate. The Land Management Plan as set out and attached to the sale contract is a most informative, well prepared document that is available on request.
CONCLUSION
Leneva Ridge offers a beautiful home as described previously, excellent shedding, extensive garde
