Some things in property are subjective, like whether the north-west corner or the north-east corner of a building is the better position (personally, I prefer the morning sun). Then there are some things that are so desirable that they err on the side of objectively better. Older-style buildings with a low number of units (how does six sound?), parkside locations with a coffee shop on the corner and a floorplan that offers all the little things that make a big difference all come to mind as you consider unit six at seventy-five Denham Street.

I live just around the corner and can speak from lived experience just how incredible this location is. If you wander out your doorstep on a Saturday morning, you can choose between a walk through Grace Park into the Glenferrie Road hustle and bustle, or a quieter route through St James Park, over the hill and down to the Yarra River. Barton’s Milk Bar is just on the corner (my wife loves the Rhubarb Porridge, and her hot tip is that you can get a half-serve if you aren’t that hungry). I prefer eggs, so the omelette special is the usual…but all this is just on the surface of what makes this an incredible property opportunity.


In volatile times we want to make sure we are making safe decisions, and what could be safer than a solid two-bedroom apartment, with convenient off-street parking and a functional floor plan flooded with natural light? There is no work to do, so you can forget chasing down tradespeople or spending any more money. The angles of this north-east corner of the building add some personality and interest, as well as creating nooks for storage and an incredible view across Denham Street to the period houses lined up in a row. Most people in times like this hold off on buying something, but the savvy are the ones who act and buy when others are fearful.
