Last Listing description (November 2022)

Altamont an historic homestead property at 292 Great Alpine Road in Harrietville dating from one of the great gold mining ages of the alpine town is listed for private sale providing a real opportunity in the tightly held local property market.
The home of great style and with many traditional features of its era was built about 1940 by Charles Ferguson Proctor.
A local history records that "right through the First World War and the Depression he (Proctor) poured money into all sorts of local (gold) mining projects, pursuing his endless quest to breathe new life into the town and bring prosperity to his adopted community."

Proctor must have had some success as his home built into a large established garden on about an acre of land, sits behind an original high stone fence and occupying a commanding position on the main Great Alpine Road.
It still remains in essentially its original mould as probably the best historic property in the alpine districts.
The homestead reflects all the traditional hand crafted building skills of the 1940s and materials like high quality timbers and a distinct period building style.
It has continued in almost original condition as a family home under the current ownership.
The vendor notes that when she bought the property three years ago, having missed an earlier opportunity about a decade earlier, it was in derelict and unloved condition.
Under her ownership she has completed a full renovation at significant cost.
She says "I have worked to protect and enhance all the period features of the home whilst completing a full upgrade to the plumbing and electrics.
A roof restoration, garden clean up, new drapes and exterior repainting were also included.
"I am confident that it presents in ideal condition, both the house and garden and will provide an ideal lifestyle opportunity, or even for seasonal living for people who want to explore the alpine peaks and snow resorts which are immediately accessible".
Altamont features four double bedrooms, separate living and dining rooms, a double bathroom, and the original kitchen which has been equipped to present day standards.
Apart from the three working fireplaces there is a Nectre combustion burner while the building has been modernised to include efficient gas fired hydronic heating, under floor and ceiling insulation to provide winter warmth and ideal summer living conditions.
There are imposing verandas plus adequate space for ski equipment, bikes and general storage purposes and a double car garage.
All of the rooms are of considerable size with high ceilings and decorative features, polished timber floors and glass window features, the use of quality timber is a defining feature internally.
Altamont is a classic period home of historic significance.
