A unique opportunity to own your piece of Harrietville with an outstanding aspect and views looking straight down the valley. This type of property is very rare and there is nothing else like it.

The Lodge: Architecturally designed by one of the founders of Australian renowned SJB Architects.

With 10 bedrooms there is room for family and friends to enjoy time away together from a busy life.

The kitchen has new 90cm induction stove and oven and timber bench tops. There is a walk in pantry and rangehood.

The dining area is substantial with two long pine tables with space for up to 22 diners which overlooks the natural landscape behind the lodge.

The main living area of the lodge overlooks the deck and surrounding valley views. It has cathedral ceilings and a modular lounge that boasts a large space. There is a separate lounge/reading area.

The bedrooms consist of 5 queen bedrooms, 3 double bed bunk rooms and an additional two bedrooms with double bunk beds with mezzanine areas above that have single bunks in each.

A large games room or workshop plus storage areas are in the basement which opens up to the outdoor fire pit area. The games room has table tennis, pool and soccer tables and a small lounge. There is also a 1 bedroom managers suite or separate 1 bedroom accommodation complete with living area, new bathroom and shower and kitchen.

There is also a laundry, drying room/wet room and entry.

Hydronic heating is used to heat the lodge via a gas or wood burner, there is instant gas hot water heater for all showers etc.

A new large reverse cycle A/C unit and ceiling fans cool the living/dining area in summer. A large deck takes in the mountain vistas and valley views.

All windows look out over the beautiful gardens and surrounds.

The lodge has been an excellent rental property with near 5 star ratings for short stay rentals with earnings from $1200 per night. Earnings have increased year on year over the last 4 years. Figures are available upon request. Combined with the separate residential house as a rental property a 7-8% ROI is achievable.

If your looking for a 'treechange' it is a great investment with a rental income that will impress.

This would also be a great place to purchase with a few friends to have as your very own getaway with the ability to rent out on the short stay rental market when your not enjoying your very own getaway. There are local accommodation management companies that can assist with this.

At present, the lodge is set up for short-stay rentals with new and regular customers that come back each year.

The sale will include all furnishings, bedding and equipment to operate the lodge as a rental. The house can be sold vacant or furnished.

The House: 3 bedroom house with open plan kitchen/living/dining area. The master bedroom has a walk-through wardrobe to the en suite. There are two other bedrooms with BIR's, a separate bathroom with a bath, a laundry and a separate toilet. A front and rear deck take in the local surroundings. There is a slow-combustion wood fire that heats the house over winter plus a reverse cycle A/C for summer/winter. The solar panels help to offset power costs.

This house can be lived in or rented out on the short or long term rental market. Long term rents can earn $400-500+ per week. Short term rentals can earn from $300-350 per night. The Alpine shire has an average of 40% occupancy rate.

The Gardens: Large sloping north-facing lawns surround the house and lodge with established evergreen and deciduous trees. There is a substantial new wood shed and storage shed plus a 2 car garage. The house has 3 parking areas for up to 4 cars and the lodge can park approximately 10 cars. There are 2 large water tanks. A nice-sized chook run and a veggie garden are located behind the garage.

Please note: additional property next door could become part of this package.
If you were after an additional short stay rental or a hose to live in whilst you rent out these two properties the owners may be willing to sell the next door property also. It is called Crabapple cottage and is a 1 bedroom house that has been on the short stay rental market for many years with return customers that come ot Harrietville every year. It is modern, open planned and comes complete with large living/dining area, bedroom, bathroom and Laundry. It s sitting on approx 3000m2.
