MINVALE AT GRETA - NORTH EAST FARM WITH MULTIPLE POTENTIALS - FIRST TIME OFFERED AFTER ALMOST NINETY YEARS OF FAMILY OWNERSHIP

A real farm or rural property opportunity in the north east will be presented on Friday March 12 when Elders Real Estate of Wangaratta will auction a Greta property at 11 am onsite.
The property known as Minvale is at 1349 Wangaratta to Kilfeera Road Greta, as a corner property with a second long frontage to another bitumen regional road in the Moyhu-Glenrowan Road.
Its location is within a twenty minute drive of Wangaratta or 13.7 kilometres south east of the main Snow Road access to key north east and alpine communities.
Minvale has been in one family ownership for three generations since 1935, having been successfully farmed initially as a dairying venture, but more recently used as a cattle grazing operation.
With an area of just over 97 hectares, or 240 acres, and held as three titles, it is for sale as a family settlement as current members of the family are no longer interested in or engaged in farming.
The property is fenced into 6 paddocks but is currently leased up until the auction date to another local farmer who is grazing a draft of Angus cattle on the holding.
Parts of the fencing subdivision have been renewed in the last three years plus there are six paddock dams.
Physical improvements include a collection of older style farm buildings including a machinery shed, the original dairy structure, and a useful hay shed, with a functional set of cattle yards and loading race.
While located on the corner is the original timber family homestead that may well be over a century in age.
The home is currently tenanted and as the purchaser will likely elect to rebuild on the holding, this structure is of only modest functional value.
Elders Real Estate Wangaratta's selling agent Michael Everard says Minvale is the type of Greta district property acreage that very rarely comes on to the market.
"Having been held in the vendor family name for almost ninety years I expect interest in Minvale will come from neighbouring farmers wanting to expand their local holdings.
"Minvale also will appeal as an investment or development opportunity as the three existing titles and the as of right ability to subdivide further into hobby scale holdings with the appropriate subdivisional approvals, can be considered.
"Or a purchaser could wish to retain Minvale intact as a productive and functional farm holding in a great district and in all probability would want to build a new home on one of many desirable building sites on the holding.
"Whatever the buying interest my assessment of the likely sale value will be at least at $6,000 an acre, or towards $1.5 million."
Of historical interest the main road corner portion of the property is thought to have housed the original Greta Police Station in the Kelly era.
