The successful listing of Cobram Estate Olives on the Australian Stock Exchange only a few weeks ago (on August 10) has given a new investment status to established olive growing and oil production enterprises.
This development is likely to increase interest in established olive groves capable of being expanded, or having value adding opportunities, especially as demand grows for natural food products with low food miles. Esmond Olives is a well-founded grove of 12,000 olive trees that has established wholesale customers for all its oil production and obvious opportunities to expand its grove in scale based on existing freehold land, the soil type and associated water resources.
Another option could be to add complimentary enterprises such as a retail outlet or cellar door' on site, or create a farm stay accommodation, or onsite nature camping site for which permits have been obtained or are encouraged by local authorities.

Esmond Olives is a corner property held as two freehold titles.
The first of 31 hectares (or 76 acres) is at 3550 Wangaratta-Yarrawonga Road an important bitumen regional road.
This block with a long main road exposure is pasture but has been cropped with cereals in the past.
It could with appropriate permits provide an ideal home building site.
The second freehold of 40 hectares (or 100 acres) on which the olive grove and all infrastructure and services are based is known as 33 Chapel Lane.
At its rear the property backs on to the Ovens River reserve from where both high and low security irrigation water rights are held.
Esmond Olives was originally created by two Italian brothers approximately twenty years ago who employed their family backgrounds and best industry practices in establishing the grove, which is now well established as well grown, shaped and productive olive trees, as an inspection will attest.
The present owner and vendor has held the property for about nine years and during his ownership has implemented a number of beneficial improvements including automating the irrigation system.
He is offering Esmond Olives for sale in recognition that with some further capital investment the grove can be substantially increased in size with new businesses enterprises added. Effectively everything is in place to operate the grove with an oil production level at its current rate, but it is ready for expansion.
Esmond Qlives has approximately 12,000 olive trees of which eighty percent, or 10,000 trees are the prime oil varieties of Corregiola, Frantoia or Luccino.
There are three blocks of table type olives of Kalamata, Jumbo and Manzanilla and while some are sold for eating, they are generally multi-purpose varieties and are pressed for oil.
The property has significant water resources including a 65 metre deep licensed bore equipped with an electric pump and filtration system with a 100 megalitre groundwater licence and it comfortably delivers the annual grove needs of about 50 megalitres of irrigation water.
There is more than sixty kilometres of drip or under tree sprinkler lines, including the capacity to apply fertilisers as fertigation.
In addition, there is a five megalitre high reliability water licence and a fourteen megalitre low reliability water licence from the Ovens River and lagoons at the rear of the holding.
These licences are attached to the front unplanted block.
A pump set up and about one kilometre of underground pipe main is in place to access this supply.
There is three phase mains power supply of 50 kW capacity installed to the main grove building where the owner has also recently added a 20 kW solar panel rooftop system.
The main steel building includes the processing centre with a recognised Alfa Laval olive press, materials handling and tank storages.
There are four insulated shipping containers used for short term or interim oil storage.
The processing building also includes dormitory style accommodation including kitchen, bathroom and septic toilet facilities for seasonal worker accommodation needs on site.
The vendor says in peak yielding years the grove can produce 60,000 litres of high quality olive oil, or in secondary years which are a normal cyclic experience in olive groves production will be 45,000 litres. The vendor believes that another 50,000 trees could be added within the scope of the existing land, infrastructure and facilities, plus the opportunity to value add or by adding other attractions like on farm accommodation.
