The grandness spaciousness of the high ceilings and the victorian features. Out the back door the secluded external area is perfect for shed (storage) bikes, bbq and table and chairs. No one else can access this area, therefore you can treat it as your own.

Why did I buy it here?
Bayside living was number one for me. needed public transport and needed to run my business from home and have the my private external areas for entertaining

The location is perfect, walk to beach, via the beautiful Elwood canal. Ripponlea, Elwood and St kilda shops and restaurants. A quick tram or train ride into the CBD.

About the home:
Ceiling heights- some heights are 3.5metre high and other areas have been dropped for better insulation to 3m2.

Bedroom sizes - master bedroom is almost 15m2 (4200 x 3500mm) brand new built in wardrobes to ceiling, 2nd room is approx half the size with built in wardrobes to ceiling,

Fireplace (Are they active in both rooms)? We do use the lounge room OFP every winter, the bedroom on odd occasions, not really required as it is warm unless wanting it for the ambience

What style are floors are they - Original Baltic pine and new baltic pine in kitchen study and 2nd bedroom
Olive trees - huge external communal area at the back, very friendly people. 50% owner occupier and 50% long term renters, gorgeous friendly neighbours,

8 well established olive trees for harvesting and privacy from next door neighbours. A communal veggie patch that I started up when I purchased 12 years ago.

The building Malinar was built in the late 1800's

We had a new roof to the entire building added on approximately 5 years ago, and new back fencing added on approx 3 years ago

Although on a main road working from the study was reasonably quiet. Great to shut the door from the study adjoining to the lounge room at the end of the day and relax without no noise
