Last Listing description (May 2023)

Elders Real Estate is pleased to present this charming semi open plan home ideally located close to the main township of Whitemark.
The property boasts a sizeable front and back yard, established gardens of a lovely variety of flowers, fruit trees, shrubs, vegetables and more.
Now for the Cheesy Part!

The home has an interesting history on Flinders Island. According to the current owner, the original build was for the cold storage of the locally produced cheese, was built in conjunction with the butter factory when the Flinders Island Co-Operative Cheese, Butter and Bacon Factory Co-op was formed in 1921. A change of name to the Flinders Island Dairy Co occurred in 1949 and there were many soldier settlers who owned and operated small dairy farms around the island. Some of the very solid old dairy structures are still being used today having been re-purposed for shedding or storage and there is even the odd house conversion on the island.
The original Flinders Island Dairy Co-op sites in Butter Factory Rd were chosen in those early times because of the fantastic quality and abundance of the underground water. The property still has it's active bore and supplies plentiful amounts to the gardens and is also plumbed to the toilet. The dairy operations ceased in approximately 1974 but the structures remain and have been lovingly restored and converted for residential use. This home has retained some of the original features including the internal wall cladding and extremely well insulated walls keeping it cool in summer and cozy in Winter.
The home has two bedrooms, one of which is of a very large size, a good quality kitchen with wrap around bench that sits beside the dining room area. There is a sizeable loungeroom with free standing wood heather and the lounge and bedrooms have the original rustic hardwood floors. The other living areas are tiled including the generously sized bathroom, laundry and separate toilet.
There is lovely patio outdoor area leading into the back garden that has terrific retractable PVC blinds and decking through to the BBQ area, spa and around to a large semi self contained studio.
The studio has been permitted as an art gallery, is a very large space with its own full bathroom, a kitchenette and third room at the front facing the road with its own access door. This additional space could no doubt lend itself to numerous possibilities, is neat and tidy with plenty of light and windows looking over the front yard.
Additional features:
-Solar power feeding back into the grid via 15 solar panels installed on the roof
-Wood fire with plumbed in hot water jacket
-Electric Hotwater Service
-Quiet location surrounded by farmland and view of Strzelecki Mountain.
The property has a really nice feel, it is full of character and rustic charm and an inspection surely won't disappoint.
Please call Michelle Hirchfield on Flinders Island to arrange an inspection.
