Last Listing description (December 2018)

This house was designed and crafted by the architect for himself. The stunning views of the city, the mountains and the Gorge are complemented by a beautifully structured garden that provides both a visual and a physical extension of living space. The house and garden are co-designed to enhance the qualities of each other. It captures and manipulates natural light and sunshine, while using substantial added mass to naturally maintain its thermal stability.
Its origins as a 1960's brick veneer villa, once the epitome of that great Australian dream, are celebrated. The now evident failings of that particular style have been closely addressed to provide a transformed design that is flexible, while full of surprise and delight. The building offers a real sustainability, at its sensuous best, and a contemporary relevance to the demands and expectations of a new millennia.
Celebrating its origins but largely new, this house retains its original, steel, Art Deco windows with their brass fittings, but new windows are all double glazed. The house features all new plumbing and electrical, with high quality lighting and a generous distribution of power outlets.

The two double and one single bedrooms upstairs have delightful outlooks. The upstairs bathroom is both sumptuous and light filled. These rooms address the living/family space and its central sculptured fireplace. The carefully considered kitchen provides a contribution, rather than an annexe, to living space.
Downstairs, space is woven to provide both a generous yet open retreat focused on the garden, and a master bedroom serviced by an elegant en suite and walk in wardrobe. The space opens to a private outdoor room that captures afternoon sun. Translucent screen walls allow deep natural light penetration from multiple sources, even to the wine cellar and expansive storage spaces deep within the building.
The carefully crafted laundry receives both direct early morning and reflected afternoon sun. It opens, through a glazed wall, to its own small garden, suggesting laundry might be a pleasure.
Much of the house is bespoke, The multiple ceramic sinks are by Tasmanian master potter Zsolt Faludi, who once shared the house. Most of the built detail was hand crafted on site. Much of the featured Tas oak and myrtle has been recovered and recycled from the original 1960 structure. As a product of old growth forest, its like is now a memory. Upstairs, kitchen and bathroom feature rare Queensland red cedar facings recovered from an 1840's Evandale pantry.
The depth of consideration and architectural crossover with art evident in the design and crafting of this building had it feature in this year's Launceston Junction Art Festival and the inaugural Architects Institute Launceston Open House program.
