'Fallows Rest' is an absolutely unique and private 37.7 acre getaway on an extremely quiet road just one hour from Launceston and a little over an hour from Tassie's beautiful east coast.
This rural-zoned acreage (with council having discretion over future residential development) consists of level to gently sloping land with two pristine creeks, a beautiful wide dam with its own island, several acres of cleared pasture, and (over about half the property) a mix of cool gullies with manferns and blackwoods, and areas of higher ground shaded by old-growth gum trees.

A cosy relocatable shack with a rustic deck and separate bedroom provides temporary accommodation and, while no Hilton, is permanently connected to electricity. The shack also has a wood heater, phone line, reliable internet and TV via satellite.
Adjacent to the 3-phase power lines that cross the property sits a massive (16x20m) slab ready to be built on as a workshop or other huge shed (two 40-foot shipping containers currently on foundations to either side may be included in sale if negotiated).
Endless free water comes to the shack, garden and workshop slab site from a permanent, pristine creek (Cokers Creek) solar-pumped to a 14,000 litre header tank near the shack. There is a rustic bath-house near the cabin with instant gas hot water and (as an alternative) a water-piped wood stove that can provide luxurious hot baths free of cost. Recently fenced over a significant area, the property also abounds in firewood.
The most impressive feature of Fallows Rest (aside from its direct view of Mount Saddleback and the giant old manferns) must be the massive, glorious dam and island. The bridge leading to the island has become rickety with age, but the dam provides a stunning backdrop for the shack or a future home site (STCA) and houses a good deal of wildlife including trout, platypus (seasonal), rakali (Australia's answer to the otter) and more. The creekbanks also house rare terrestrial crayfish, while quolls, tassie devils, wallabies, wombats and various other creatures (including the occasional fallow deer) play here.
Selective clearing has been carried out in places to open the block for a range of purposes including potential tourism, vegetable production and (at the front of the property) grazing.
Upper Esk is a high rainfall zone (1200mm average most years), and the South Esk River can be accessed in various places from the roadway not far from the property for trout fishing, which is generally excellent.
In terms of seclusion, the front of Fallows Rest is well shielded with pines, firs, blackwoods and silver birches to give privacy from the road, while no neighbours directly abut.
While Fallows Rest has been used as a temporary retreat and getaway in the past, enough infrastructure has been added to make the place ready for (STCA) permanent residential development without spoiling its natural beauty. The property also comes with its own domain should a new owner desire that.
While some hard work remains, this is a property that ticks all the boxes for potential, privacy, views, permanent pristine water, tourism potential (in select sections), and internal beauty.
