Properties overlooking coastal reserve in this location do not come up often!
This is only the 2nd time this property has been on the market since it was built in 1991 and offers prospective buyers a rare opportunity indeed to purchase a prime piece of Tasmanian realestate in one of the East Coast's most sought after coastal suburbs (Spring Beach).
Part of its attraction is the large bush garden on which the house sits - well back and to the side of the 0.5 HA corner bush block. Enjoy the space and tranquility or if a keen investor, the property is in a prime location and position for potential possible future subdivision (stca).
Fully renovated internally in 2010, this well-maintained 4, bed, 2 bath double storey, double brick architecturally designed family home is located in the beautiful coastal suburb of Spring Beach, 4 km's from the picturesque hamlet of Orford - the official gateway to Tasmania's spectacular East Coast.
The property is located at the top of a cliff/bluff between the white sands of beautiful Spring Beach and the more private and exclusive Stapleton Beach/Cove.
The property is in a tranquil location and enjoys ocean views across Mercury Passage towards Maria Island National Park. The house is only a short 5 minute stroll via coastal reserve to Stapleton beach or an 8-9 minute amble via a spectacular cliff top walk down to Spring Beach. Both beaches can also be accessed via a small beach road (1-2 minute drive).
The property faces East, overlooking crown reserve to the front and is spacious, airy and light and enjoys (seasonally) glorious sun and moon rises over the ocean. The properties to either side are on similar sized lots.
The property has been built over two spacious levels.
The lower level is a fully self contained one bed apartment, with a good sized bedroom, shower room with vanity and toilet off the living area and an open plan living/dining area with kitchenette that has a fully functioning cooktop and oven. This kitchen has barely been used and is in 'as new' condition.
In the retreat there is also underfloor heating beneath stone tiles in the living/dining/kitchen area, plus there is an electric panel heater and also a panel heater in the bedroom. Two double hand made timber and glass sliding doors open from the retreat living area into the front garden overlooking the water views.
The upper level (main section of the house) has 3 bedrooms (2 queen size and 1 twin soon (which could be an office). There is also 1 bathroom with air spa and shower over, a separate toilet, small laundry and a spacious light-filled open plan contemporary kitchen/living/dining area featuring quality European appliances, including a Miele dishwasher. There is also a wood burning fire and a reverse cycle air conditioning/heating unit in the upper level living area. The bathroom, laundry, toilet and kitchen area are tiled, the bedrooms have quality wool carpets and the hallway and open plan living/dining area has solid Tasmanian Oak flooring (not overlay).
The property is connected to fast NBN Broadband (nearby Triabunna was the first place in Australia to be connected to the NBN as part of the initial trial).
There is a large bay window to the front of the main living area in upper level with double timber and glass sliding doors opening out onto a veranda overlooking the front garden, coastal reserve and ocean views. The veranda has a stainless steel balustrade. This open plan living/dining room and kitchen also has 4 other sets of double windows overlooking the garden, providing views from every aspect and filling the room with natural light. Two of the bedrooms on the upper level overlook the front garden and enjoy views across the coastal reserve and water.
The property is on tank water only as are all properties in Spring Beach. The property also has a septic system. This was renewed and expanded in 2010 to accommodate a 2nd bathroom during renovations.
Orford is a family-oriented coastal town, with a good school, nice cafes, an IGA, Post Office/News agent and Hotel with multiple beaches close by as well as medical facilities in nearby Triabunna which would also make the property very attractive to families and those who want space for their young family to grow.
Purchased in 2006 by current owners, the property has been running as a holiday home (Darlington Beach House) since 2010 and has council permits and approval (Class B Residential) to operate as short term accommodation.
The renovations carried out in 2010 also received council approval/certification. A new septic system was expanded at this time and extensive drainage was installed in about 2012/2013.
The property has been well maintained. The current owners are happy to help with the transition should the new owners wish to continue to run the property as a holiday home. Darlington Beach House is an award winning holiday home. Please do check out its reviews on Air BNB and Stayz. The owners also have up accounts for the business through a respected accountancy firm In Hobart.
The majority of the contents/furnishings may also be considered as part of the deal, subject to the offer and mutually agreed terms.
Though most of the hard work has been done, there is still the opportunity for the new owners to put their own creative stamp on the property and for them to take it to the next level.
