Last Listing description (February 2019)

The front garden of this century-old waterside cottage runs down to meet the Coastal Reserve on the shores of Little Taylors Bay near Lunawanna on South Bruny Island.
Set on a half-hectare (1.3 acre) block, Broadwater' is a three-bedroom weatherboard house with a covered front deck that looks through a fringe of eucalypts and casuarinas to the water. In a quiet and secluded position, the house has a cosy living room, warmed by a wood heater that incorporates a baker's oven. A dining nook or potential study leads off the living area, with views into the garden. There's a compact galley-style kitchen and three bedrooms (the third bedroom is currently in use as a photographic studio.) The practical bathroom has shower, toilet and a clawfoot bath. A separate external laundry is reached from a side deck.
A 25 square metre outbuilding has been recently refurbished and is used as a pop-up gallery and artist's studio space. Light and bright, it would make an excellent workshop, retreat or an additional living area away from the main house.

Close to the waterside boundary is a separate one-room cabin, with its own shower and toilet, an ideal private hideaway for visitors or perhaps short-term accommodation. Nearby is a covered and sheltered BBQ area. An unusual and valuable feature is a freshwater bore, which provides a reliable supply of fresh water for gardens and laundry. There is also plenty of rainwater storage and a pressure system to service the house.
The current owners purchased Broadwater' three years ago and in that time have sensitively restored the home, preserving and enhancing its heritage ambience. Now, with their own remote off-grid Bruny Island home to manage, they have reluctantly decided to sell. The property is offered fully-furnished on a walk-in, walk-out basis, so the new owner can move in and enjoy it immediately.
This country cottage was once the home of an early Tasmanian doctor, Dr E.A. Elliott. In 1904, he was one of the foundation members of the Tasmanian Field Naturalists Club, later becoming president and a life member. Without a doubt, Dr Elliott would have enjoyed many nature rambles along the foreshore in front of his Bruny Island home, observing the abundant birdlife, which still flourishes in the coastal forests. Dr Elliott was an early exponent of the art of bird photography - curiously enough, the current owners, an artist and a professional photographer, both have a lifelong interest in birds.
Little Taylors Bay is a great spot for fishing -you can spear flounder in the shallow parts of the bay and hook flathead in the deeper waters. It's a safe spot for kayaking and swimming, while the rocky coast of nearby Ventenat Point is the place to snorkel for abalone, set a net for salmon or dive for crayfish.Properties with an immediate frontage to the Foreshore Reserve on Bruny Island are increasingly hard to find. It's a rare and special privilege to be able to walk from your own front door through attractive bushland to the water's edge - but that's what you can do here at Broadwater'.
