Last Listing description (November 2016)

'The Point' 454 Simpsons Bay Road, Simpsons Bay
South Bruny Island, Tasmania, Australia
404.7 hectares/1000 acres

$2.4 million
~10 kilometres of absolute waterfrontage to the high-water mark
~40 hectares gently-sloping cleared land under pasture, the balance in mature native forests
This superlative parcel of land in south-east Tasmania brings together all of the absolute best characteristics of Bruny Island - beautiful sweeping views of waterways and mountains; extensive private-access waterfrontage; magnificent eucalypt forests with abundant native flora and fauna, including a rich variety of birdlife; broad swathes of open pastureland; remote and secluded shorelines - and a choice of simply superb homesites with commanding positions overlooking the panorama of land and sea.
Virtually a 'mainland island', the only land access to the ~ five kilometre-long property is through a private gate and driveway at the end of Simpsons Bay Road. The property is less than an hour's travel from Hobart, including the short ferry crossing. Alternatively it's just a 10 minute helicopter flight from Hobart Airport.
The majority of the coastline is rocky, with some low cliffs and boulder shores on the western side of the point and a few small sandy/gravelly coves on the sheltered eastern side. The land rises from the forested west to a central ridgeline and descends gently to the east. A long northerly slope narrows to the forested tip of the point, which marks the southern opening of Isthmus Bay from the D'Entrecasteaux Channel.
The property has title to the high-water mark so there is no public access from the ~10 kilometres of shorelines. A currently inactive marine farm lease off the eastern side of the point in Isthmus Bay is included in the sale.
The dry sclerophyll forest is a haven for wildlife - sea eagles and wedge-tail eagles nest in tall eucalypts and the bush harbours all the species of Tasmanian endemic birds that occur on Bruny Island. Native animals in the forests and grasslands include Bennetts wallabies, pademelons, possums, echidnas and quolls.
A Conservation Covenant protects the property's significant environmental values - ~390 hectares is reserved under the Covenant, leaving plenty of opportunity to select an expansive building site on the unreserved cleared land, all of which is on the sheltered eastern side of the point, with views to the north. The only structure currently on the property is a large rustic open barn, situated outside the Conservation Covenant area.
A subdivision of 19 lots was previously approved on the property, and if a future owner wished to explore this development potential, a new application would need to be made.
But preferably, the next owner of this precious piece of land will opt to build one wonderful dwelling, from which to contemplate and enjoy the pleasure and privilege of being the guardian of an iconic Bruny Island landmark.
Properties that combine such size, quality and natural beauty are offered for sale very rarely. 'The Point' will have strong appeal to a small and exclusive group of discerning buyers seeking a property with its own distinctive presence and unique sense of place.
