With a history running back to the early days of the 20th century, this Simpsons Bay house has been home to some interesting people over the years. Tasmanian writer and artist Beryl Manning moved there as a child, later publishing her memoirs in the book Gleanings from the Past. More recently, acclaimed Tasmanian harp-maker and harpist George Callaghan lived in the house, leaving behind several intricately-carved pieces of timber, discarded from a harp construction project.
The current owners have continued the tradition. Both are artists, working in ink and paint. But perhaps their most creative achievement has been the development of a simply amazing collection of food gardens on the four-acre block of land. The various orchards, greenhouses and netted beds support a huge variety of fruit trees, berries, olives, vegetables and herbs, irrigated from a bore and permanent dam. (We have detailed list of the plantings - it's too long to include here). The home-grown harvests have been the basis of the owners' successful home-based business Bruny Island Gourmet Produce', which sold a range of preserves, pickles, jams and jellies under the trademark A Taste of Bruny' through outlets around Tasmania.
It's interesting to read in Beryl Manning's book that back in 1938 'one wall of the dairy was all shelves and these were always full of preserves; plums, apricots, gooseberries and raspberries.' That's exactly what you'll find in the extensive pantry off the semi-commercial kitchen today - steel shelving packed with all the fruits of the gardens.

On a rise above the sloping orchards and gardens, the house has a commanding position with magnificent views over the wetlands of Lutregala Creek, to Isthmus Bay and the Neck and beyond to the craggy point of Cape Queen Elizabeth. On the far horizon is The Blade, Cape Pillar and Tasman Island.
A special feature is the easy access to the water - the title of the property includes a private right-of-way footpath from the road opposite the driveway to the shores of Simpsons Bay.
With its collection of quirky spaces, the home combines interest and versatility. The main bedroom makes the most of the wonderful views, with large windows and glass sliding doors opening to a large deck. A smaller adjacent bedroom has its own sunny bay window and access to an outdoor living area.
The fully-equipped kitchen looks out to the sweeping views. It has stainless benches, large double sinks, a new Bosch dishwasher and commercial range with electric oven and five-burner gas hob. The adjacent room-sized pantry could become an additional bedroom. Next to the kitchen is a cosy living/dining area, also with sensational views. There's a reverse cycle heat pump/air conditioner in this room.
Towards the back of the house is a large room currently used as a fully-equipped office for the home business. Another heat pump is in this room. From the office, the back door opens to a covered veranda running the full width of the house. The bathroom is off this veranda, along with another small bedroom and even an outdoor kitchen. A line of unusual raised beds (they're bathtubs!) grow vegetables and herbs in this sunny, sheltered spot.
There's a large double garage next to the house with the two inverters for the 30-panel solar array. This is a house that has negligible power bills - in fact it feeds back into the grid, generating an income. The system doesn't incorporate storage batteries but there's a big wired-in generator for emergency use. Huge tanks provide abundant rainwater. The fully-insulated house has a new roof and has recently been rewired.
Behind the house is another large farm shed with storage area in a mezzanine space. In this building, the owners have experimented with a permaculture aquaponics system, in which water constantly circulates around a series of fish ponds and soil-free vegetable beds.
209 Simpsons Bay Road will appeal to people who want to grow their own food and live close to nature; or who may like to build a home-based business, based on the farm produce. It's also the perfect home for creative people - painters, potters, writers - who will find plenty of opportunities to develop excellent studio/gallery spaces in the house.
