Last Listing description (December 2021)

Tap Agrico are offering their grain storage and handling facilities at Powranna in Tasmania to the market. The facilities, over two sites, include a 14.000 tonne 2015 purpose-built storage shed providing a total capacity of approximately 25,000 tonnes.

Tap Agrico was originally formed for the benefit of local grain and oilseed producers with the intention of collectively marketing their produce, developing new export opportunities and to become closer to end user customers. The strategy has recently changed and Tap Agrico leased the facility to a third party late last year. The lease runs until November 2023 at $220,000 + GST per annum.

The facilities are perfectly located to service the region's broad acre croppers, stockfeed and malting consumers, to the north. The mixture and size of segregations at the facilities also allows for niche grades of commodities to be exported to boutique markets along with larger bulk grades. The facilities are in the heartland of the cropping district known as the midlands of Tasmania, with an enviable reputation for producing clean and green food.

The sites comprise 7.71 hectares and include a 60 tonne weighbridge, sampling stand, amenities building, leading Kotzur designed and installed drive over hopper system and aeration systems for the silos.

Elders rural real estate state manager Allan Barr and sales executive Adam Chilcott have been appointed to manage the sale and expect widespread interest both locally and from the mainland.
Mr Chilcott commented that "there are no comparable soft commodity storage facilities of this scale in Tasmania. Additionally, the existing tenancy offers passive investors an attractive yield in the current environment."

IM is available on request from Allan Barr.

Further information and inspections are available for interested participants.
Price expectations for the facility are circa $3.5M.

The sale process will consider offers prior to and up until 22 September 2021.

For further comment, please contact Allan Barr or Adam Chilcott.
