Last Listing description (January 2012)

HIGHLY REGARDED ???BOUTIQUE??? DAIRY FARM
This 57.92 hectare (143 acre) dairy farm has been one of the more highly regarded ???boutique??? smaller acreage dairy farms on the north-west coast for many, many years. Beautiful red soil, extensive water availability (130 megalitre Licence) recently upgraded, and highly productive ground. Underground irrigation mains (with 20 hydrants) service up to 48.56 hectares (120 acres) from 5 extensive dams, 4 paddocks are serviced by laterals. The property is divided into 32 paddocks (44 with electric splits) with one water trough servicing every two paddocks.
The cows are milked in a 14 a side swing over herringbone dairy with a 5,200 litre Packo milk vat, 30 tonne silo and electronic feed system, and electrified backing gate. The cement works and access ways to and from the dairy have been significantly upgraded. The dairy has also had new electrical wiring, lighting, skylights and 3 new 315 litre heat pump hot water cylinders installed.

The property also has an extensive calf shedding/undercover feed pad/machinery shed complex that is also used for calf rearing and hay storage, and a large machinery garage/workshop complex. Milk for calf rearing is delivered direct to the calf facilities by plumbed in ground lines eliminating handling of heavy buckets of feed, skylights and power have also been installed into the facility. Newly constructed 3 bay 15 X 9 metre barn, 20 X 12 metre barn-machinery sheds, and new irrigation pump shed complete outbuilding improvements.
The comfortable 3 bedroom weatherboard clad family home has been extensively renovated in recent years. The house has a large open plan kitchen dining area and lounge area and an attractive rural outlook. Domestic water supply, and milk cooling have been supplemented by the addition of fresh chilled water from a recently drilled bore with a supply volume of approximately 800 gallons per hour.
Pasture and soil productivity are carefully and regularly monitored and measured, with pasture regularly renovated, and soils fertilised with recommended nutrients.
The farm has carried up to 145 milking cows in previous seasons. Last season 2011 the farm produced 50,580 kilograms of milk solids milking 122 cows with a 2kg grain ration; while this season 60,000 kilograms are projected milking 145 cows with a 2 kg grain ration; 2010 the farm produced 42,539 kilograms of milk solids milking 125 cows with a 1kg grain ration; and in 2009 the farm produced 52,921 kilograms of milk solids milking 108 cows with a 6kg grain ration. The last three seasons total production figures are available including cow numbers and feed supplement details are available and will be added to the site shortly.
Followers and dry stock are agisted off property, and much of the fodder is outsourced, leaving the farm almost entirely for the milking herd. The dairy herd is predominantly Holstein with an increasing percentage of cross bred Holstein/Jersey/Ayrshire influences sired by AI sires, and selected local stud Jersey bulls. Approximately 40 heifers and 60 heifer calves as followers are also available.
The existing dairy herd plus plant and machinery are available by negotiation at valuation at time of contract. Further farm details of Plant & Machinery plus dairy herd can be obtained by contacting Neil Colbeck or Robert Sushames.
