Last Listing description (January 2022)

This outstanding waterside house would feel at home in the Greek Islands or on Italy's Amalfi Coast - but instead of overlooking the Aegean or Mediterranean, it enjoys a magnificent vista across the sapphire waters of Little Swanport, a quiet corner of Tasmania's beautiful East Coast.

Secluded from the road, the five-bed/three bath home, with a total floor area of 199 sqm (including the 50 sqm sun terrace/deck) occupies an attractive 2.09 hectare block, with pasture and mature trees. From the front of the house the land slopes gently down to meet the Shoreline Reserve and the waters of Little Swanport.

Completed in 1998, the home's first owner was an engineer and his influence on the building is clear in the high standard of construction. Featuring oversized RSJ beams and solid masonry walls, there's no doubt that this is an extremely well-built and easily-maintained house, with remarkably 'good bones'.

Approaching the house, the new paving on the sun terrace, the gleaming white walls and the distinctive arch of the roofline combine to create a strong impression of style and solidity. Extensive glazing allows views right through the building, promising impressive panoramas from the interior. A wide deck wraps around from the terrace across the front of the home.

Inside, the feeling of light and space dominates. On the ground floor, a covered porch gives access to the large ceramic-tiled living space, with wood heater. Adjacent is the kitchen and dining area. There are full-height windows across the whole living/dining area, with glass sliders opening to the deck.

Also on the ground floor level are three bedrooms and a bathroom.

Carpeted stairs lead up to the master bedroom, with large ensuite bathroom and sensational elevated views.

From the deck, steps lead down to the lower-ground level, which houses an expansive 110 sqm rumpus/workshop/storage area, with kitchenette, bedroom and bathroom/laundry. This area could be adapted to serve as self-contained accommodation, with its own private entrance from the side of the house.

And to complete the package, there's 108 square metre outbuilding, constructed to the same high standard as the main house, with curved roofline and three roller doors giving space for two cars and a high roofline tall enough to store a substantial boat under cover.

Little Swanport is a tiny community located well off the Tasman Highway, which runs along the East Coast. From Hobart, the driving time and distance is about 1.5 hours (107 km) on the Tasman Highway. From Launceston it's about two hours (164 km) on the Midland Highway and Lake Leake Highway.

An excellent concrete boat launching ramp is nearby, giving access to the rich fishing grounds of Great Oyster Bay. The sheltered waters of Little Swanport itself offer great fishing, from a dinghy or by just casting a lure from the shore in front of the house.

It's a short walk from the house to the historic remains of the convict-built 1830s Lisdillon Saltworks, where a windmill once pumped pristine seawater into evaporation ponds to produce salt for the new colony. On the right day, Saltworks Beach produces a good surf break, while across the bay are the peaks of the Hazards, Freycinet Peninsula and Schouten Island.

Meticulously maintained by the present owners and recently freshly-painted, with new paving and decking across the entry area, this house is one of a kind, offering all the relaxation and pleasure of a Tasmanian East Coast lifestyle, whether as a superior private home, a stylish holiday retreat, a lucrative tourism investment - or a combination of the three.
