Kookaburra Vineyard
Since the first vineyard was planted in Langhorne creek in the early 1890's the 3rd largest SA wine growing region has been recognised as one of the oldest and most significant. Utilising the Bremer and Angus river floodplains and a rainfall average of 492mm the regions climate is warm to hot, with cool nights because of the influence of Lake Alexandrina, and sits at an elevation of 24m.

The Kookaburra Vineyard's main residence was built in the 1860's and has had substantial expansion and renovations over the years since. As you enter the property, driving past the formal front garden and wisteria laden veranda, it quickly becomes apparent this home has been cherished by the owners.
Situated on one of the two titles included in the offering the home is surrounded by ornamental trees and an array of flowering shrubs creating a haven for native birds whilst numerous fruit trees and olive trees are mature and bare quality fruit. A native deep root woodlot is situated overlooking the vineyard in compliance with the water licence conditions. Contracts exist for the majority of the vineyard and it is registered as ENTWINE compliant.
Multiple sheds are set back from the main residence which include two large implement/workshop sheds - 1 with concrete floor, 3 phase power to both titles, historic pickers quarters and blacksmith shop, hayshed, dairy (with basic kitchen, bathroom, toilet and undercover area, another possible cellar door location). 6 rainwater storage tanks totalling 100,000L capacity supply the home and garden with ample water while an 80,000L lined concrete squatters tank which can be used for back up water. A besser block home, with power, is also located on the same title and could be established as a B&B or cellar door.
