Last Listing description (September 2020)

The Sedan Hotel is a centre of community life and represents a wonderful opportunity to continue the tradition of country pubs and engage with residents throughout the district. Very well presented and maintained, it is ideally suited to a first-time hotel buyer or management team looking for a business with a place to call home. The property offers a fantastic home with potential for many opportunities including a subdivision.
This historic single storey sandstone hotel was originally licensed in 1881 by Mr. R. Fotheringham. He or his descendants held ownership until 1950 when the South Australian Brewing Company purchased it for £11,000. In the 1980s it reverted to private ownership. The current owners have run it for past 14 years, enjoying a wonderful lifestyle in an embracing, tight-knit community.
Promoted as "the crossroads to everywhere", Sedan is at the crossroads of Blanchetown Road, Swan Reach Road, Cambrai-Sedan Road and Pfeiffer Road (from Angaston/Towitta), so it has travellers passing through to and from the Riverland and Barossa regions.

The hotel is highly recommended by visitors for cold beers and delicious meals and enjoys strong occupancy in accommodation. A local airfield nearby, known as Granite Field, recommends the hotel to pilots and families who stay in the region. A local Heritage Trial and annual events such as the Sedan Swap Meet brings tourism into the town centre.
Sedan is located in the Mid Murray Council area about 100 kilometres east of Adelaide and about 20 kilometres west of the Murray River. Once a busy railway bustling railway terminus, complete with steam flour mill and agricultural machinery factory, Sedan was settled in the 1850s by German settlers. The historic township is still home to many nineteenth century buildings that are in excellent condition and some of the old architecture is amazing. A mosaic landmark signpost in the centre of town features local landscapes and icons in a kaleidoscope of colours, designed by the community in association with artist, Mike Tye, supported by funding through Community Arts SA.
Travellers always notice the distinctive dry-stone walls bordering many of the incoming roads to the town that were built by skilled early pioneers and lend their unique character to the vicinity.
Named for the Battle of Sedan in the Franco-Prussian War, Sedan was chosen to be the seat of council in 1933 when the amalgamated District Council of Keyneton and Swan Reach was established. Later the council name was changed to reflect the seat, becoming the District Council of Sedan.
The Sedan Hotel verandah is always a popular spot for locals and visitors like to survey the town and absorb the atmosphere and history.

The offering:
The hotel comprises a 40-seat Bistro Dining Room, lawned Beer Garden adjacent the Bistro, licensed grape-vine covered veranda, Front Bar, Lounge, commercial Kitchen, Manager's Residence, 4-5 rooms of Guest Accommodation, laundry and amenities, all set on a large parcel of land with a 6 car garage.
The location:
The hotel is in a prime location in the centre of town, with frontage to two major roads and sited at the crossroads when six roads intersect. It is located about 100 kilometres east of Adelaide and about 20 kilometres west of the Murray River, on the dry eastern side of the Mount Lofty Ranges.
It is approximately 30 minutes from the Barossa town of Angaston and 40 minutes to the Riverland town of Swan Reach.
