This remarkable property boasts a sustainable eating lifestyle that is increasingly sought after, and is so well set up, it feeds its family for most of the year. This classic 1990's home is sprawling and spacious, and with the lovely bonus of the fully lined and insulated studio, the possibilities are endless. Neat as a pin, its ready to welcome its new family. The warm neutral tones throughout provide a sunny canvas ready for your personal touches. The master bedroom to your left is large and north facing, taking in the beautiful autumn sun, and has a sliding door outside to your very own little breakfast nook or the perfect spot for an afternoon cuppa. It also offers a walk in robe and ensuite. Continuing along the passage you come next to the formal lounge and dining rooms which are adjacent each other and can be closed off from the rest of the home, perfect for entertaining multiple age groups. Next is the large open plan kitchen, dine and family room area. The large country style timber kitchen, has a central walk in pantry and stainless steel appliances, plenty of cupboard and bench space makes it a breeze for hosting get-togethers. The lounge room has a slow combustion fire and sliding doors which open out to the undercover outdoor entertaining area. There are two more bedrooms and the family bathroom with a bath where you can soak away the day before curling up with a nice book in front of that cozy fire. The paved covered entertaining area has a water feature and tropical garden. Also outside you will find neat lawns, raised veggie beds and cubby house to one side, then to the other side you have further veggie beds, paved areas, chook yard and that sweet cottage/studio. There is even a cool attic space in the roof which is air-conditioned, insulated and has lights and power, plus a built in desk - its the perfect study space or hideaway. This property has all the creature comforts including ducted cooling and gas heating, double garage, 2 x rainwater tanks, solar panels plus so much more.
A FEW WORDS FROM THE OWNER:

The following established fruit trees, require little more than a summer prune after fruiting for the stone fruits, and the odd clip for the citrus.

Mango
Avocado
Cherry
Red Plum
2 Apples
Peach (plus a second small one not yet fruiting out the back)
2 Nectarines
2 Lemons (different types for staggered fruiting)
Mandarin (seedless)
Lime
Cumquat
Orange
Grapefruit
Fig
Bay Tree
In addition, Lillypilly berries from outside the bedroom are used to make a clear jam (jelly). Tree specimens were selected so that fruiting was staggered, instead of all fruiting at the peak of summer or winter meaning that fruit is available from the yard almost all year round.

Herbs like oregano, thyme, parsley and mint are always in the yard and each season rocket and coriander grow wild in the veggie patches from seeds from the previous years crops.

Veggies, herbs and fruit normally grown in the warmer parts of the year from seed in the veggie patches include sweet corn, snowpeas, tomatoes, capsicums, pumpkins, cucumbers, watermelons, lettuce, basil, garlic, onion and egg plants along with the self-seeded rocket and coriander. In winter the table is filled with broccoli, various greens and beans and generally loads of pumpkin from the stack stored on top of the tank outside. Even after feeding the family and freezing, dehydrating etc produce for use out of season there is always plenty to share with friends. It's amazing how much produce can be grown successfully in the three garden beds with minimal effort. Note that my water bill even after looking after the yard still shows our usage is much less than for a standard household with the same number of people.

The chicken yard easily houses a dozen hens who scratch happily in their extensive yard, either up the top in the sun near their coop and the rain water tank that keeps them in fresh water, or in the lower part of their yard along the fruit trees where they enjoy protection from the elements, keep pests to a minimum and provide fertiliser for the trees. The chickens love any kitchen scraps and leftovers from the veggie patches, turning them into fertiliser to make the veggies thrive!

The end of the front veranda is the perfect location to pop a bee hive to provide fresh honey as well as pollinate your fruit and veggies. (Do need a permit, which is free for less than 5 hives). There is room for aquaponic set up adjacent to the cubby house as well! Could provide a fresh supply of trout or yabbies with additional veggies, the options are endless!

The garden shed provides all the space you could possibly need to store garden tools, bikes etc. And there is loads of room in the woodshed to keep a good supply of dry wood...
