****SOLD****
1021m² (¼ acre) Lovely setting with stone walled creek and age old ornamental trees. Circa 1860’s two story bluestone cottage of 6 main rooms/ areas and with new roof. 40’ x 20’ G.I. garage with 3 phase power.
FEATURES AND ASPECTS OF THE PROPERTY INCLUDE:

Land:
1021m² (¼ acre). The first three subdivisions within the town of Mt Torrens were undertaken by the Dunn brothers, with the eastern side of the township not becoming part of the town until Thomas Inglis subdivided it in 1861. This subdivision of Mt Torrens East was officially registered in 1863. This part of the town then caught the end of the boom which had ceased by the end of the 1860’s. The first building to be constructed in Inglis’ new subdivision was the school which was erected by the community in 1861. In October 1866, Richard Bolt, a local farmer, purchased lot 21 of Inglis’ subdivision. In 1875, the property was transferred to Benjamin Bartholomew, a boot-maker. Bartholomew established a cobbler’s shop in the front room of the two story house. In 1937, the property was inherited by Benjamin
Thomas and Fredrick Bartholomew, both harness-makers. The property remained in the Bartholomew family until 1958, and it has since been used as a private residence.
Today, this beautifully leafy setting is enhanced by the stone lined creek which separates the street from the residence and rear gardens. Access across the creek is gained via a stone walled driveway and personal footbridge that leads to the front door. The driveway alongside the home allows for plenty of off street parking while the lovely rear gardens are fenced. A magnificent oak tree stands proud near the rear boundary while other desirable trees include a gorgeous weeping mulberry and wisteria tree. The stone pond could be used as a water feature or herb garden. A paved entertaining area is located adjoining the residence and creek that skirts the northern boundary adding to the character of the property is the stone well located here. A colourful rose display in the front garden adds to the roadside appeal.
Residence:
The Circa 1860’s two story bluestone home is extremely attractive and internally character laden. From under the shady front verandah you will find painted brick quoins that border the stonework. Once inside the first area is the original part of the home and now comprises the lounge and dining section with an open fire place and timber mantle. Step through to the combined kitchen and family area where the granite look bench tops sit above the timber cupboards. A 900mm stainless steel ‘Glemgas’ cooker is a recent addition to the 15 year old kitchen with modern splashback tiling. Completing the lower level is a room, (originally the old kitchen) which now is utilised as a laundry/ utility room with access to a separate toilet. This room has a tiled floor. Upstairs is a large mezzanine style living area which could be used for living or easy conversion to additional accommodation to make this a 3 bedroom home. The main bedroom has a built in robe with centre mirror, air conditioning unit and a virtual wall of easterly facing windows that invites the morning sun in. The bathroom is accessed from this bedroom and comprises a central bath, toilet and shower alcoves and vanity. To finish off a brand new roof has just been fitted. This house has all the charm of its era with polished timber floors, exposed timber ceilings and stonework combined with upgraded features. There is also an underground cellar/ storage section.
Improvements:
A 40’ x 20’ painted G.I. Shed has 3 phase power, single roller door and a lined storage room, while a kids cubby house is located under the canopy of the tall trees. A small rainwater tank holds approx 1000 gallons of water. A separate stone building which may have been the old smoke house, could be used as a cellar or storage room.
