The Story

Macclesfield is located

14 km (a short 15 minute drive
through outstandingly beautiful countryside), from the busy township of Mount Barker in the ever popular Adelaide Hills.
It was settled by 3 English brothers in the 1840's and named after the Earl of Macclesfield. The highly regarded pub was established in 1841 and is now known as The Three Brothers Arms after the original settlers, the Davenport brothers.
The local school recently celebrated 150 years of education in the town and surrounding districts.....now enough of the History lesson...

The imposing, 2 storey residence is located at the end of a no through road, adjacent to the primary school. Just imagine, the kids can simply walk into school. Various bus services feed the secondary schools and colleges in nearby Mount Barker and Strathalbyn.

Number 18 Lutterworth Street was built in 2000 and has been the much loved home of the current family ever since. Children have moved out and needs have changed, hence the pending sale. This home is unapologetically large and will suit the buyer
with a need for up to 5 separate living spaces including dining zones, 4/5 bedrooms, 2 bathrooms, an additional downstairs WC and covered out door entertaining area.

The entire downstairs is dedicated to living space. As you enter into the wide tiled hallway, the interior beckons with a comfortable and well styled decor. A formal living and dining zone will accommodate the largest of furniture and is drenched in natural light. The spacious home office has fitted furniture and is the perfect spot to study or work from home away from the hustle and bustle of the busier living areas and kitchen at the rear of the home. The kitchen has an abundance of bench space, modern appliances and a well sized pantry. A conservatory style meals area, overlooking a private section of the garden creates an inviting area for your family and friends to relax and converse. A games room is currently home to a rather large bar plus double door access to the all- weather outdoor living area. The family room adjoins, again with large picture windows allowing in an abundance of sunlight. The slow combustion fire has been positioned here to provide maximum efficiency in the cooler winter months, with easy firewood storage available under the rear portico.

Head upstairs to the 4 double bedrooms and a light and airy sitting room with a multitude of uses. The master suite is reminiscent of pleasant hotel stays with its walk in robe and spacious bathroom with double vanity and separate sitting zone when you need a break from the busy household downstairs! Bedrooms, 2, 3 and 4 will comfortably take double beds if needed and all feature built in robes. They also have access to the family bathroom with its corner spa, separate shower recess and a sensible, separate WC. We all know the benefits of that!!!!

Positioned on a manageable 1681 m2 block, the property features a double garage under the main roof with accessible loft storage and interior access. A closed in rear porch has been a perfect craft room over the years. Side access to the rear leads to the 9x6m powered workshop. 140,000 litres of rainwater is stored in a concrete tank and pressure pumped to the house. A 5kw solar system with 20 panels keeps the power bills to a minimum.

In essence, this property has been exceedingly well maintained and cared for in its short life. It is a house that is begging to be filled with the hustle and bustle of a busy family with a floor plan that enables each member the space they need. I look forward to showing you through.
