The houses are stand-alone and have no adjoining walls. It will be sustainable and eco sensitive, all electric (renewable energy, no gas) and includes solar panels. No passing traffic as the block is at the end of the road. It has trains passing every so often and that, has been taken into account in the design.
The land is surrounded by similar properties where attention to detail has commanded a high price tag of $1.75M a year or more ago and now similar properties are over $2 million.

The aluminium framed windows and doors are double-glazed to complete the high-energy rating and noise reduction approach.
Looking for expressions of interest by 23 September 2022
The client is looking for expressions of interest from like minded individuals wanting to jump the 'design & construct' queue and build this outstanding property at number 12 with the ability to add their own personal touch and selection of finishes to the interior design. AGH is in the process of preparing to submit plans to council for development approval. Construction is scheduled to start in the New Year and be completed by the end of 2023.
The land is community title with a 6m wide shared common area at the front of the block primarily for vehicle access and turning. The remainder of the land is split equally down the middle (E-W) and each building block is stand-alone. The living areas have been set to the south in order to take full advantage of the northern aspect and the benefits of sunlight.
By buying the southern block from the client, you will pay stamp duty on the land only and also sign your own construction contract with AGH to build the house (like the client for #10). Please contact Michael Lumsden from Adelaide Green Homes to discuss the details of the base build. There are upgrades available including the potential for a pool.
In addition to the land cost, there will be a contribution fund for landscaping, fencing and external finishes required to the common area - these are items not included in the building price. Please note that SA Power Networks has been contracted to remove the stobie pole at the front of the block and new underground power supplies for the properties will be from the stobie pole between number 6 & 8.
