This property is located approximately 2.6 kilometres North West of Eden Valley & is 23 kilometres South of Angaston, Eden Valley is 72 kilometres North of Adelaide. The property has road frontages to Cranes Road & Bartsch Roads and is a hills property with undulating & hills areas with some gently undulating areas & watercourses running through the property. The soils are principally a sandy loam & vary in depth depending on the topography of the particular area. With some areas of shallow soil showing reddish tendencies & these areas are showing some limestone.
Structural Improvements

- 12m x 6m steel framed shed with colour bond cladding. The shed is used as a shearing shed & some of the interior has timber grating with the balance being concrete.

The property has an irrigation bore equipped with an electric submersible & has a capacity of 2,500 gallons per hour. There is a domestic bore equipped with an electric submersible pump & 1 large Dam capacity approximately 18 mega litres. This dam has a PTO Centrifugal Pump & this is housed in a pump shed.
The property has been established as a vineyard with some Riesling plantings being established in 1972. The planting dates range from 1972 to 2003.
In summary the planting comprise: Riesling: 9.83 hectares, Chardonnay: 4.04 hectares, Shiraz: 6.42 hectares, Cabernet : 4.43 hectares - Total Plantings - 24.69 hectares.
7.69 hectares if Riesling & Shiraz are grown as dry land vines without trellising. The remainder of the vines are all trellised & have irrigation dripper lines. Twelve rows of block 11 have been knee capped and 11 of them have been grafted to Shiraz
The owners concentrate on producing quality grapes & do not promote high yields, as a result of this the irrigation is utilised sparingly but is available to avoid any undue stress as the grapes ripen. The property has been developed as a biodynamic/organic vineyard & as a result of the certification there are not any chemicals applied to the vines. The current NASAA certification is biodynamic in conversion and the property will become registered as biodynamic from 12th December 2016.
This is a very pretty block and certainly warrants an inspection.
