Google maps quoted times of 30 mins to Adelaide City. Approximately 700m2 of levelled building site area with any areas of fill compressed for over 25 years. This area contained within approximately 2500m2 'exclusion area' with the remainder of the property under a registered SA government Heritage Agreement.
The property has a vegetation management plan and has been under intensive conservation management actions over the past 15 years. Photographic monitoring sites demonstrate the dramatic restoration of the native plant communities and available for viewing. It is part of the Woodcutters Road Environmental Protection Association community cluster that includes 20 properties covering a total of about 160ha and part of an important corridor network in the Sturt River Upper Reaches, connecting Belair National Park, Mark Oliphant Conservation Park and Scott Creek Conservation Park. There is a further 12 months of NRM funding for weed control on the property and ongoing support is available from the Association. Vegetation is predominantly Messmate Stringybark, Pink Gum and Manna Gum woodland. Native plant species diversity is high with 138 species recorded from the site. Species of conservation significance include two Nationally Endangered Spider-Orchids, and the Nationally Critically Endangered Mount Lofty Speedwell. 26 species of orchid have been recorded on or in near vicinity of the property. A tributary of the Sturt River winds through the property, containing 2 natural springs/soaks. Fauna surveys have recorded Nationally Endangered Southern Brown Bandicoot, Yellow-footed Antechinus and native Bush Rats on the property. Kangaroos, Koalas and Echidnas commonly seen in vicinity of house site. Abundant and diverse birdlife with suitable habitat for a variety of bird species of conservation significance, including Nationally Endangered Chestnut-rumped Heathwren (MLR), all of which have been recorded in the region in similar habitat. State Government Heritage Agreement assessment of eligibility and biological survey document available for viewing.
SA Country Fire Service Development Assessment Service have been consulted including on-site visit and with very minor actions a BAL 40 dwelling would be approved. For those unfamiliar with the term, this will mean considerable savings on construction over BAL FZ and also indicates less risk to the site in a bushfire situation. There is a 6 x 9m concrete floor shed. An easement exists for the supply of power but also creates the ideal opportunity to take advantage of recent advances in stand alone power and save connection and ongoing supply charges.
No mains water or sewer although with this high rainfall area, tank supply presents little problem and save ongoing and increasing water supply charges and multiple solutions for sewer treatment - no water rates ever!
Owners have consulted with Architect Bohdan Dorniak (straw bale house specialist) who has visited the site and considered it ideal for BAL40 Straw Bale house. Property has been surveyed and pegged with contour plans available ready for your builder/architect.
