A property that has considerable scope to have a range of uses (STCC), with an established water licence with delivery rights for increasing that supply.
LAND: 8ha (19.76ac) This property is within the Cadell Basin Area (Horticulture) Precinct. The property is flat to gently rising land and has a history of growing horticultural product. It currently has 75 young citrus trees in production located on the higher section of the property. With a water allocation of 8.29 megalitres per annum and delivery rights of 35 ML/a, there is considerable scope to increase horticultural production whether in citrus, nuts, viticulture, vegetables or other irrigated crops. The irrigation infrastructure is largely intact with fixed, raised sprinklers and low level sprays installed on sections of the land. A portion of the land was set up and used to grow strawberries. A section of the property has been fenced for horses with shelters, day yards and a large paddock.
IMPROVEMENTS: Besides the irrigation infrastructure, the property has a substantial shed. The shed, approximately 15.2m x 9m, is located towards the middle of the property. This shed provides high entry for trucks, secure storage, with sliding doors at opposing ends for drive through ability. This shed has a compacted rubble floor and is not connected to power, although 3 phase power is available approximately 150m from the shed. A 10,000 litre poly tank stores rainwater collected from this shed. Near a grove of mature trees, next to the fenced paddocks, are the two stables with day yards, as well as a garden shed which could be used as an adjunct to this area.
