This property has been successfully run as a grazing/ breeding property with the ability to finish off prime livestock including prime lambs, fattening of steers and wool production.
The property currently has no structural improvements, however there is a location for sheep or cattle yards to be constructed along the Lake Hawdon Road boundary.

Soils consist of highly productive heavy black peat like soils across the majority. This properties livestock carrying capacity are outstanding.

Average annual rainfall varies from 625 - 650 mm. Pastures including phalaris, sub clovers, strawberry clover and rye grass.

Fencing over the property is in good to excellent condition, majority being pine post, hardwood droppers, plain wire plus double barb. For ease of stock movement, a laneway runs along the Eastern boundary of the property.

Livestock water is sourced through solar submersible pump, supplying the portion property via concrete and poly tanks to concrete troughs by 2 inch poly. The remainder of the property is supplied via windmill to concrete tanks.
