Gently sloping away from the road, this good size allotment has been pleasantly landscaped with ornamental trees and bushes, as well as fruit and nut producing trees, which together provide a very pleasant environment. There are four hazelnut trees in the front yard along the western boundary and, in the rear yard, there are many espaliered fruit trees. Twelve of these, including apples, quinces, apricot, cherry, nashi pears, plum and peach are under a frame which has shade cloth on top and removable bird netting for the sides. Other fruit trees in the garden include fig, loquat and mulberry there is a very productive annual vegetable bed, a perennial asparagus bed, raspberries and three seedless grapes vines on a trellis. The gardens are on a fully reticulated watering system. An expanse of lawn serves as a driveway from the end of the carport to the double garage.

RESIDENCE
The 1984 built, three bedroom, brick veneer home has, as its central feature, the large open plan living area incorporating the formal dining area, kitchen, casual meals and lounge. The front entry opens into the lounge, which has feature brick walls, and the 2014 purchased combustion heater on a tiled hearth. The casual meals area separates the lounge from the kitchen. The kitchen was fully renovated in 2011 and has bench top electric induction hot plates and a wall oven, a walk-in corner pantry, a good amount of bench space with a breakfast bar and under bench storage with soft close drawers. An archway leads from the kitchen into the formal dining area which is partly separated from the lounge by a low, feature brick, parapet wall. A Mitsubishi split system, reverse cycle, air conditioner was installed in the dining section in 2014. A ceiling fan in the lounge helps move the temperature controlled air throughout the home. The lounge and dining sections are carpeted with the casual meals and kitchen tiled for easy cleaning. From the lounge, an ornate glass and timber door leads into bedroom three. This bedroom, as well as the main bedroom and bedroom two, are accessed from the lounge via the carpeted passageway. The main bedroom has direct access to the bathroom which has a bath and shower alcove. The vanity with onyx hand basin and soft close drawers has a large mirrored wall cupboard, is next to the bathroom and separate toilet. The laundry is also accessed from the passageway. Accessed from the casual meals area, via a glass sliding door, is the rear verandah which has caf style blinds (one year old) to enhance year round use and is shaded by a glory vine in summer which, being deciduous, permits the winter sunshine to warm the area. This rear verandah, which has been the location of many a BBQ, extends across the rear of the carport which is attached to the eastern side of the home. Immediately behind the home is a Colorbond structure housing the outside toilet and hand basin. A side verandah between the home and western boundary fence provides a sheltered area and houses the wall mounted clothes line.
IMPROVEMENTS
In the front yard is located the gabled roof carport, purpose built to store the caravan. A dry stone creek garden with a small arched bridge provides foot access between the front porch and gabled roof carport. In the rear yard is the double (20ft x 20ft) high entry (2.6m) garage with power and concrete floor. Between the home and garage is a 2,000 gallon poly rainwater tank and an older 5,000 gallon GI rain water tank. The rain water is pumped to the home. Next to the tanks is a shade cloth covered area overlooking ferns and other plants which is tranquil location to use as a casual sitting area. Also in the rear yard are smaller sheds for fire wood storage, garden implement storage and a lockup chook shed with concrete floor (for fox proofing) with attached outside pen.
