Last Listing description (March 2009)

3345m² (almost an acre)This circa 1890’s landmark property represents character, quality and attention to detail.
FEATURES AND ASPECTS OF THE PROPERTY INCLUDE:
Land: The original holding was on a large acreage of fertile soils extending towards Mt Torrens and up until the 1950’s was a substantial dairy. In the 1970’s the land was subdivided and more recently has had its boundaries re-aligned now forming a large (3345m²) almost an acre township allotment. Matching the exterior fit of the home and enhancing the roadside appeal is the picketed front fence and heritage themed gabled gateway. The stone platform here is the beginning of the pathway that leads to the home. A traditional circular driveway sweeps past the front of the home providing both a regal feel as well as functionality with two entrance points and extending to the garaging facility. The front gardens are a blend of colourful deciduous trees, evergreens, hedges and rose gardens. Some of which include silver birch, golden ash and a beautiful weeping elm. Stone paths and garden beds are a feature of the backyard which includes a lovely pergola area.

Residence: This circa 1890’s landmark property was built by the then postmaster of Birdwood Mr Neumann and represents character, quality and attention to detail to the most exacting standards. The ultra impressive look of the home is created by its blue stone construction with complimentary plastered quoins and window surrounds, along with the wide return bullnose verandah with centre gable. The high pitched roof and chimneys are a prelude to the 11 foot ceilings and 5 ornate fire places. In 2003 the home was awarded for its exterior finish by the SA Master Painters Association. Internally the hand painted artistry is exquisite. The wide entrance foyer has polished floors, decorative cornices, ceiling rose and architraves. A massive country style eat-in kitchen can accommodate the largest of dining tables. Equipped with both a functioning old wood stove and modern built in electric cooktop and oven, this kitchen has a huge amount of cupboard and solid timber bench tops that are matched by the huge dresser. Double doors with leadlight inserts open up to the family room in which the rich coloured polished hardwood flooring is a feature along with the ornate cornices and ceiling rose. A built in slow combustion heater is centred under a huge mantle with built in cupboard. Access the rear verandah from here. There is a formal lounge which has a beautiful and rare red marble fireplace surround, a perfect place to enjoy the after dinner brandy. Step inside from the western entrance of the home and the wide hall accesses the three double size bedrooms all with their own fireplaces, ceiling roses and incredibly detailed paint work. Architraves, ceiling roses, friezes, flock papered ceilings, antique light fittings, lap sash windows are all outstanding contributions here. The bathroom with bay window has underfloor heating and a step down spa bath with overhead shower rose. Even here there are thick
patterned cornices and a ceiling rose. The study or 4th bedroom also has an open fire place, polished floors and elegance. A small utility room has a built in cupboard while the large slate tiled laundry also has plenty of storage. Circumnavigating the homestead is a wide bullnose verandah with concrete floor and red brick trim. The gorgeous wisteria and glory vine are the icing on this spectacular looking home.
Improvements: Detached stone building which was once the food preparation area for the homestead in the early days incorporating the old smoke house complete with curved pug/straw ceiling which is now used as a wine cellar. The dense insulation properties of this room make it ideal to store your favorite bottles of wine or your preserves. The adjoining room may have been the “cooks” sleeping quarters and could still be used for separate guest sleeping accommodation. The shed measuring 30’ x 20” has concrete floor and power. Roller doors allow easy access for car, boat or caravan. The mezzanine floor allows for extra storage area. Although the property is serviced by SA water, there is also large rainwater storage with a 10,000 gallon concrete tank and 2 x 5000 gallon poly tanks. There is also a fully serviced, slate floored outside toilet.
