WE ALSO OFFER A COMPLETELY FIXED PRICE which includes all soil types, retaining as required, any piering as required and also includes rock removal, most builders will try and get you to pay a non-refundable deposit after they've provided you with a 'good' price for your new home which is subject to the type of soil and foundations required. After the soil testing has been completed, it's common for a builder to go back to the client and tell them that the price of the home has increased as it was a poorer type of soil, at this stage you've already paid a non-refundable deposit to the builder and it's either pay extra or walk away and lose your deposit, which can be as much as $5,000!!!
When you start building, if ALL ROCK REMOVAL isn't included (not allowances as these can blow out quite dramatically), you may be up to face further charges when you start building if the builder hits rock on site, we've experienced horror stories where clients have used another builder and once onsite they hit rock, $20,000 later as ROCK REMOVAL wasn't included in the contract, it's actually more common than you probably think when building.
CJ Homes doesn't take a deposit until we are just about ready to start construction (after all soil test, working drawings, colours selected and all plans and approvals have been sought), as we cover all soil types, piering, retaining and rock removal in our prices, in fact WE GUARANTEE that there will be no more than you have to pay after you've signed our paperwork!!

*What happens if they hit rock when building?
*Is everything included? Driveway, fencing, landscaping, letter box, air con, screens, blinds etc. Will there be any further cost?
