Last Listing description (June 2016)

Much more than just a townhouse, presented here is a home, having only ever had one owner. The reason for sale now is that the owners have already purchased their new property in Indooroopilly and are keen to move on.
This home just feels right . The well chosen natural colour palette both inside and out perfectly suits the leafy outdoorsy ambience, complimented by a beautiful aspect over trees to distant Mt.Coot-tha. Over the years the owners have completed numerous substantial additions, including:
* A large covered BBQ deck accessible through bi-fold doors from the dining room.

* Rainforest feel courtyard with established palms and tended gardens
* Full width storage garage cupboards
* Fully ducted air conditioning
* Air conditioned wine cellar
* Doggie door (The complex is pet friendly)
It s also BIG. The liveable area of 288m2 (including courtyard) or 233m2 floor area under roof is easily 50m2 to 100m2 more spacious than other 3 bedroom townhouses in this market. This allows for 3 separate living spaces, including open plan kitchen/dining, a covered courtyard BBQ deck, and a formal lounge/relaxing room with those peaceful horizon line views. Even the staircases are extra wide, and the garage measures nearly 50m2, the average 2 car size being around 36m2. The complex comprises only 8 townhouses.
And SOLID. All floors are reinforced concrete slab for strength and sound deadening. No light construction to save material costs here! Wall construction is primarily concrete core filled blockwork.

LEGACY WAY TUNNEL
To the west lies Brisbane s $1.5 billion infrastructure upgrade, the Legacy Way Tunnel on the Western Freeway. 4.6km long and recently opened, it diverts through traffic coming in from the west of Brisbane, connecting to the existing Inner City Bypass. This has meant a very noticeable easing of local traffic levels especially in Taringa, freeing up local arterials such as Moggill Road and lesser notorious rat run streets. The freeway is now a joy to travel on given the reduced peak-hour freeway congestion. (Floor areas are approximate as measured)
